Harbourside in South Pasadena | St. Pete Beach is a beautiful gated condo community with just over 800 units, and many of them are second residences and often empty for longer stretches over the Spring and Summer months. The general perception among the owners at Harbourside is, that Harbourside is pretty dead over the summer, and not much is happening in real estate during the upcoming summer months.  FALSE!!!! This age-old question that Sellers ask about the value of their condo is never easy to answer! Harbourside South Pasadena, FL is a very practical example (and a favorite community of mine!), how sales prices can vary greatly even within the same subdivision or complex, and even the same floorplan!! In all of 2011, 16 condos with the “Biscayne” floorplan of 1,145 sq ft were sold in Harbourside. The HIGHEST sold price was $279,000.-, my partner Denise Hobbs and I were the listing agents on this sale. The LOWEST sales price was $190,000.-. WHAT A CRAZY DIFFERENCE!! The "O" Bistro.  I love this place. It is in South Pasadena, on the corner of Central Ave and Pasadena Ave. I believe they are open daily. I go there a lot for lunch. It is upscale and the food is very creative and really good. Just reading their menu is a pleasure. The prices are reasonable the service is very friendly and everything just fits together. They have a variety of different item, like vegetable wraps or a quiche of the day or a pot roast, or smoked salmon. Everything I have had at the  "O Bistro" was very good. The place is perfect for a business lunch

Note that The Villas of Date Palm have been taken off the market and will probably be rentals. But, you can still read about the construction of them. I'd like to shed some light on precast concrete construction. This is also called Tilt-Up construction. In this method, buildings are constructed from cement panels that are poured either onsite or at a factory. The panels have iron loops on them for the crane to be able to lift it up and set it in place. The panels are extremely heavy as they are 5-6 inches thick. I recently watched an addition to a wine warehouse go up. It was amazing to see this crane pick up something so heavy and pivot the panel as workers guided it into place. In this case, the panels were two stories tall and about 6-8 feet wide.
