The Kessler Group has asked for a 3 year extension on the commencement of construction for their Grand Bohemian Hotel in downtown St Petersburg Florida. I say - Yes, by all means, extend their deadline. The Grand Bohemian St Petersburg, which started as luxury residences atop a luxury hotel, went through a few changes that decreased the condos units and increased the hotel units until it was all hotel. The high road is: Richard Kessler has put a lot of time, money and passion into this hotel project. Hotel financing is nearly non-existant. Why not say THANKS for your efforts, and yes, we'll extend your deadline. The low road is: what is the alternative? Nearly every day I drive by the Grand Bohemian site at the northwest corner of 1st Ave N and 2nd St N in downtown St Petersburg and still see the fencing and banners for the Grand Bohemian. It started with several floors of luxury condominiums above the hotel facilities, including one really prime unit on each floor. Their timing was off - condo sales were heading down. A couple of times they reconfigured the building, reducing and condos and increasing hotel rooms until finally it was all hotel. Now is their deadline for starting construction, and hotel financing is nearly impossible to obtain. Richard Kessler announced yet another redesign of the Grand Bohemian Hotel and Condos, scheduled to rise on the northwest corner of 2nd St and 1st Avenue North. Condo residences associated with a luxury hotel generally command a premium of 25-30%, a touch sell in a market with so many condos available.The Grand Bohemian St Pete will reduce the number of condos from 52 to 22 and will increase the number of rooms by 32, making a total of 292. Kessler closed on the land purchase from the City of St Petersburg in August and announced a November ground-breaking. Word now is that in order to start the hotel project more rapidly that the number of condominium units is again being cut, from 50 down to 22. No increase in hotel rooms this time, so the building will be reduced from 32 floors down to 26 floors, with the two 2-story penthouses occupying the 25th and 26th floors. The building plans will need to be redone, so groundbreaking is now expected in February 2008. The completion of the project is still estimated for November 2009 - no delay in that since there will be less building. On August 15th the Kessler Group wired $1,500,000 to the City of St. Petersburg and closed on the purchase of land on the northeast corner of 1st Ave N and 2nd St N, where they will be building the Grand Bohemian Hotel and Residences, a luxury magnet in downtown St.Petersburg. The 52 condos will start on the 21st floor and will share the hotel's amenities.  By 2009 you could be having room service deliver your morning Eggs Benedict, then have the masseuse arrive for your morning massage - take a dip in the pool, do some shopping nearby, and have the chef prepare the food for your party this evening.
