Title insurance is an insurance policy to cover any losses if it turns out the seller of a property you purchased did not have clear title to do the selling.  Yes, indeed you did buy title insurance - but typically only for your lender.  You have to request and purchase a separate policy for yourself as the new homeowner. Why Didn’t My Lender Tell Me? It may have been stated in the loan forms that you were to read, but like much of the ‘boiler plate’ terms of a loan contract some of it just washes over the reader.  It is a lot of information to deal with, and often the buyer skims rather than reads in detail. It's not surprising that the 3rd fastest growing community in the U.S., Nocatee (click here), has an absorption rate of 1.94 months This is a true seller's market and the builder could be raising prices any minute. I was fortunate to win a free kayak tour of the North Florida Land Trust tour of the North Guana Landing project, which is still underway. Our put in place is at the old Oar House on Mickler's, and with the gator at our put in spot, it was a bit intimidating, but not overly (cue the Deliverance banjos, please). Our put in was uneventful, and the tightest part of the trip was the paddle out to the channel, but once out there, it was GORGEOUS! So peaceful, tranquil, and all the birds exploding out of the marsh grasses when we paddled up was incredible. Some pix from our trip: A mix of roseate spoonbills with ibis, herons, and anhingas.
