As we are reaching the end of May when I write this, I thought it was a good time to give an update on the Pinecrest Market from the beginning of the year.  East of Ludlam: Active Properties: There are currently 89 homes for sale. 36 at $2,000,000 or higher, 32 homes are priced from $1,000,000 to $1,999,000 and 21 are below $1,000,000.  Pending Sales: There are 16 homes under contract, 5 which are short sales and 1 is a foreclosure.  Closed Sales: There have been 21 closings since the beginning of the year.  There were no foreclosures but there were 3 short sales.   Absorption Rates: The estimate of the rate at which homes will be sold each year is called the absorption rate. The Village of Pinecrest was one of only six cities in the U.S.  hosting this guest.  The guest?  A rare original print of the United States Declaration of Independence that is on a traveling tour. The visit was made possible by the students at Palmetto Senior High School, who were top participants in mock elections held across the nation's schools.  The mock elections were put together by organizations wanting to foster an appreciation of the democratic process in students throughout America.  The students at Palmetto Sr. High embraced the event and in the process earned themselves the opportunity to have the rare document come for a visit.  Way to go Palmetto! If you are thinking of buying a home in the Pinecrest FL real estate market, it would be a good idea for you to understand the “absorption rate”. Pinecrest FL real estate, as all real estate, should be seen as a commodity, such as is gold, oil, wheat, etc.  The price is set by the market using the rules of supply and demand.  The absorption rate is an indicator of how long it will take to sell the current inventory; and therefore, show us if we’re in a Buyers or Sellers market.  When looking at the Pinecrest FL real estate market, it certainly is still a Buyers market.  A high level of inventory together with slow Buyer activity makes for a Buyers market. Yesterday was the eighth annual Taste of Pinecrest at Pinecrest Gardens.  This is an annual event benefiting the five public schools in Pinecrest Florida.  My friend Beverly and I went; even though there were several activities going on, we definitely went for the food! This week I went on a listing appointment where Zillow's zestimate has the property valued at $1,986,500 - and the homeowner showed it to me. I specialize in the Pinecrest Florida real estate market, and after a thorough analysis, I showed the homeowner that their property would currently sell for $650,000 to $700,000. Where does Zillow get these numbers?  Not even at the height of the real estate market would that property have appraised for $1,986,500! Homeowners, Zillow is a "fun" site, treat it that way.  If you really want to know what your property's current market value is, hire an appraiser or speak with a real estate agent that specializes in your area.   03/07/2010

  Today is a beautiful sunny 75 degree day in Pinecrest Florida.  I decided to go to the Pinecrest Florida Farmer’s Market to see what would catch my eye.  Besides the usual selection of fruits, vegetables, orchids, food and pastries; these vendors I found interesting. This vendor had a wonderful selection of really interesting fruits; Ponkan Tangerines, Canistel, Sapote, Starfruit, Papaya, Passion Fruit, Loquats, etc.                   This stall was not only pleasing to the eyes but also to the nose!  The collection of spices and spice blends here were truly impressive!   Each spice bowl had a description of the spice or blend and what the spice could be used for, such as in cooking, rubs and teas - very interesting.             From a distance, I thought these were cheeses, but no, h... 02/21/2010
