Pinecrest Farmer's Market at the Pinecrest Gardens What an absolutely gorgeous day for the opening of the Pinecrest Farmer's Market at the Pinecrest Gardens! I woke up and it was a breezy 52 degrees, and when I arrived at the Farmer's Market, it was 62 degrees. And the location has changed this year. The market is at the back of the parking lot, in the shade! And it's much larger. The Market Company has done a phenomenal job of creating a true farmer's market! You could be anywhere USA! Pinecrest Sales Data for past 6 months. It's that time of year for data for the last 6 months. Although it might seem that we have no seasons here in Pinecrest, our selling season is highest in the "Spring/Summer", which corresponds to typical selling seasons throughout the country. You'll see the most homes sold in early Spring with a drop starting in September. We should see this drop continuing through January of 2011. The amount of sales this year is slightly down from last year. I believe this shows a stabilization of our marketplace. These graphs do not include any REO or Short Sales.   Pinecrest FL Real Estate Sales Transactions – September 2010 14 homes sold in Pinecrest in September. The lowest closed sale price was $425,000 and the highest was $3,328,489.   A client of mine just asked me: How have home sales been in Pinecrest in the past few months?  Adriana So, I thought I would give everyone a market update.  In the past 6 months we have been averaging 17 closed transactions/sold homes per month with an average sales price of $1,040,163 and 13 months of inventory.  Six months of inventory indicates a stable market, less than that a Sellers Market, more than that a Buyers Market.   My last two Pinecrest, FL listings were on the market and average of 21 days; the market is moving.  This tells me two things, first, there is money out there for qualified Buyers, neither one of these Buyers had any problem obtaining a mortgage.  Second, there are still quite a few overpriced listings.  The Buyers are out there, but the properties have to be... 10/04/2010

This is one of Pinecrest finest communities. The housing inventory has started diminish, and the recovery has started. I have an optimistic perspective. Pinecrest Art Demonstration for the Art Lover in all of us! On Sunday, September 12, the Miami Watercolor Society will be showing artwork done by Arthur Harrow. The show will run from 1:30 to 3:30pm at the Pinecrest Community Center, in Pinecrest Florida. They are having several demonstrations throughout the rest of the year.
