  I am greeted with surprise when I tell of my experience in selling my father-in-laws home in Pinecrest, FL - listed, sold and under contract with a back up buyer in 12 days.   We are once again seeing, in significant numbers, new home construction in Pinecrest Florida. According to the Pinecrest building and planning department, new home construction permits have been on the rise. As I drove through Pinecrest this week I decided to take photographs of some of the beautiful new construction I passed by.                           As you can see there is a variety of styles and sizes under construction. Some of these homes are being custom built for a specific client others are on the market for sale. The Pinecrest Florida real estate market has been quite stable these past few months and has shown improvement over last year.  At the mid-year point there were 103 homes sold compared to 93 last year; 13 were short sales or foreclosures compared to 20 last year during the same period.  The average time on the market this year was 121 days, last year 152.   Currently properties in Pinecrest priced correctly for their location and condition are selling.  Many of us are experiencing more Buyer demand than there is inventory to show.  If you’re thinking of selling, give me a call, NOW is the time to get your property on the market and let’s get it SOLD!   If you have any real estate questions, please feel free to give me a call ~ Marie     07/26/2012

Last night was the Graduation Party for the inaugural class of the Pinecrest Citizens Academy.  There were 11 members of this inaugural class, we met every Tuesday evening for 5 sessions; we all felt our time was very well spent.  I personally enjoyed and learned something new in each and every session.  It was very interesting to learn how the revenue is collected and disbursed, how the village council operates, the processes in the building, planning and public works departments, all the activities going on in the parks and gardens, and getting a very up close and personal behinds the scene tour of the police department.  Each department head did a great job in presenting their information and in answering questions during the class discussion times. What you pay for your property taxes is based on the area’s millage rate.  The property tax is calculated by multiplying the assessed value of the property by the area’s millage rate.  Every once in a while I’ll hear someone say they can’t buy in Pinecrest Florida because the taxes are too high.  In reality, the millage rate in Pinecrest is one of the lowest around.
