With nearly 1 in 10 mortgages in the country going into default the terms short sale and foreclosure have become very mainstream and acceptable. However, what I commonly find is that homeowners do not fully understand either of these terms. So, lets clarify. What is a Short Sale? Simply put, a Short Sale is used to describe the sale of a home in which the homeowner owes the bank more than the home is worth. The bank agrees to allow the home to be sold for less than what is owed (AKA "Short Sale"). Don't be fooled by the term though. I really think customer service is back in the Jacksonville FL area. My Mom called me from work to tell me that she felt very sick and was going to the ER after work. My Mom was sick about a month ago and went to see her now fired primary care physician in Jacksonville FL. That's a blog for another time titled "What NOT to do if you want to keep patients". You see I am the oldest so when my Mom gets sick I take it very seriously. I told Mom to swing by my home and I would drive her out to Orange Park Medical Center in Orange Park FL. It's not that I have anything against OPMC they are really a great hospital. I think they have gone completely paperless also I just really do hate emergency rooms. (Fleming Island's 32003 zip was separated by the post office awhile back and are on a different chart.) Well the bad news for some Jacksonville, FL and Orange Park,FL first time homebuyers is the Florida Bond will require at least a 600 credit score for approval. The only exception will be when there are no FICO scores in which a manual underwrite will be acceptable. Believe it or not this has affected many potential Jacksonville, FL home buyers.   The good news is that the new issue from the Florida Housing bond program will be at a interest rate of 6%.
