Argyle Forest (Orange Park, FL)

Well the bad news for some Jacksonville, FL and Orange Park,FL first time homebuyers is the Florida Bond will require at least a 600 credit score for approval. The only exception will be when there are no FICO scores in which a manual underwrite will be acceptable. Believe it or not this has affected many potential Jacksonville, FL home buyers.   The good news is that the new issue from the Florida Housing bond program will be at a interest rate of 6%. This is great news! The former rate was at 6%. So that said they have given a little and taken a little.

So its been 6, 7 even 12 moths for some folks in the journey of selling their home. They don't know why their home hasn't sold and their agent has become a magician and desapeared. At this point the seller needs answers....pronto! So, what do you do. Call your agent and request a sit down conversation. Discuss pricing, marketing and showing feedback. If you've been getting no traffic there is a problem with pricing and marketing. If you've been getting good traffic, then you need to look long and hard at what your showing feedback has been. If you get comments like "The carpet was a hang up", "we went with new construction", "it just felt worn" or my personal favorites "it smells like smoke and/or animal urine". These are all sure signs that your condition is off. The price is attractiv...

These days many homeowners are on a tight budget and NEED to sell their homes for one reason or another. With that tight budget and usually tight timeframe a lot of owners are electing to sell "as-is". Figuring that its such a buyers market that they should be happy to get the deal they are getting, and not mind a bit of petty work.So the question that arises is........"Does selling As-Is hurt your selling cost/timeframe?" YES, IT DOES!Terms like as-is lead buyers to be weary of a property. They figure that there must be something wrong with it and that is why your selling, and that it would be too much of a hassle for them to fix it. This creates lower traffic on the home, which ultimatly leads to a lower selling price.Banks often sell their foreclosed homes and pre-foreclosure homes "...

Well there is not lack of inventory on the market in any city. Everyone is aware of that. You can drive down one or two streets and find atleast a dozen homes for sale. This is the reality of the market we live in.However in the Argyle Forest/Oakleaf Plantation area we seem to be picking upa bit of momentum in the listings area. What exactly do I mean you ask.For the last four months the area has been on a steady decline of listing inventory! This is due to two factors:More homeowners are being cautious about putting there homes up for sale if they don't have to. Hence, it becomes a better market for those of you who must sell (you have less competition!).Interest rates are still good, and prices in the area seem to be fairly leveled out. BUYERS are coming out to buy. They see the oppor...
