The Fasano Shore Club Residences are set to be one of Miami Beach's signature oceanfront condos when construction is completed in 2017. The 20-story property at 1901 Collins Avenue sits upon a million-dollar location at the crossroads of a beach holiday and international luxury real estate.  "When you look at pictures or visit Fasano at Shore Club, all you can think is: 'I need to own property here.'" That's how Miami Beach Realtor Josh Stein summarizes Fasano, one of the most anticipated pre-construction condo sales of the moment. Designed by Isay Weinfeld, Fasano boasts 75 residences and 100 hotel rooms, two blocks from Lincoln Road and on the beach-facing side of Collins Avenue. An amazing condo just went up for sale at the Courts at South Beach, one of the luxury staples of the South of Fifth neighborhood in Miami Beach. If you’ve always wanted that South Beach lifestyle, with the classy restaurants and beach proximity, then this is a great investment in the one Miami location that will never lose its appeal. Here are the details: The unit is #12010, and it was listed on Oct. 23. So this one’s very fresh and likely going to go within a few months tops. Asking is $775,000, which is pretty good for that property, just a few blocks from the bay, the beach, South Pointe Parke and Fifth Avenue. Can’t beat that. Inside, you’ve got all the right stuff. It’s a top floor corner unit (nice!) with a great layout with an open, renovated kitchen. Because it’s on the top fl...

I’m a sucker for marble floors. There’s a listing in Mid-Beach right between the Fontainebleau and The Palms — you know, those slummy properties by the water? — for $1.7 million that you shouldn’t miss if you’re looking for a condo in that price range. Because this thing is solid: the floors, but also the rest of this condo at Caribbean Miami Beach (3737 Collins Ave.). Here’s what I mean: This is a top-to-bottom luxury experience. This is a northwest corner unit on the sixth floor of the building, which was finished in 2008. The massive living room overlooks Miami Beach and the Intracoastal Waterway, and you also get a peek at the Atlantic Ocean from your huge balcony. How huge? This is a 6400-square-foot double terrace. Want to let the light in? Or you’ve decided you’re sleeping in tod...

This is a unit fresh on the market (not my listing) that is just plain and simple a show stopper. It is sleek, clean and has spectacular views from many angles. Even though Portofino Tower was built in the 90's this building is still a very desirable address and extremely well kept building. Who wouldn't want to live in this condo? (If you were a condo person of course).    Watching the cruise ships sail out of the harbor from the bath tub would be awesome!       The bells and whistles of this 3-bedroom 18th floor unit also include smart home iPad control.  $4,050,000 listed price.

Call me today at 305-793-8965 For a FREE market analysis in Miami Beach, Florida click here.  We work with sellers who previously had their homes on the market, and the properties didn’t sell. Once they get to us, they are tired, frustrated and just over the entire process. It can be a tedious process especially when everyone is working hard to get the property sold, and nothing is happening. Ultimately, the market and the buyers of the market are what dictate the selling of the property, and that’s the market we have to play to and get the home sold.Generally speaking, there are three main reasons why a home doesn’t sell, and they include Price, Condition, and Location. However, there are other...

When buying Miami Beach real estate, buyers who need financing often get frustrated because they realize that although they may be preapproved for a mortgage, many sellers are just not interested in their offers. As an agent who works with sellers and buyers, I have seen both sides. It’s annoying because many buyers do need financing, and it can be hard to compete with the cash buyers out there. The last time I looked about 70% of condominium purchases were completed with cash and about 50% of single family homes, the same. The ranges vary month to month and by neighborhood. However, cash is king in our m...

The Bath Club was originally built in 1926 on the site of an old avocado plantation. (Can you imagine avocados growing on Collins Avenue today? Ha!) It quickly became known as one of the most elegant buildings on the Beach. And after a 2005 renovation, that’s still true: The Bath Club is the height of old-school luxury.  That’s why I think The Bath Club is a great place to have a wedding. They have an amazing, green courtyard where you can host the welcome reception or have the ceremony. the whole place is lined with palm trees. Then you can go inside by passing through historic wooden doors. It’s straight out of a movie. Then there’s the ballroom. Off the top of my head, I can’t think of a more fancy room in Miami Beach. It’s got big crystal chandeliers and hardwood floors. The seatin...
