Every so often, I pull out a property that’s not necessarily a new listing but deserves a lot of attention. This week, it’s this penthouse at Sunset Harbour. If you’re not familiar with Sunset Harbour, it’s a Miami Beach condominium that was part of a wave of development on the west side of the island facing the Miami skyline. (Facing west, therefore: Sunset.) Built in 1998, it has 25 floors and 391 units. The most expensive unit in the building is TS-2/3. And that’s the unit I’d like to tell you about. OK, even though it’s the most pricey condo in Sunset Harbour, it’s still pretty affordable for the kind of space we’re looking at. The listing is for $8.39 million. But here’s what that includes: five bedrooms, five full bathrooms and one half bath. It’s 7,545 square feet, and every inch...

Miami Beach home prices are sometimes hard to justify for buyers and of course, most home sellers want to get as much as they can for their property. However, the price set might not be reflective of other comparable homes in the neighborhood. We are seeing this trend in neighborhoods with high demand. Sometimes this brings sellers to the point of being completely unrealistic and overpricing their homes with vast discrepancies between what has recently sold and what sellers want to sell their property for in today’s market. In neighborhoods with high demand, this leads buyers to start overbidding just to get a property, and if a buyer needs financing, this can create an issue once the property is under contract. As the seller, you need to be really careful about accepting the highest bid...

At 1011 Michigan Ave. in the heart of South Beach — and not far from my own apartment, incidentally — there’s an apartment for sale in a beautifully restored Art Deco building. Villa Lucca is the definition of affordable luxury. And unit #3 is its latest listing, coming in with its gorgeous hardwood floors and fancy appliances for a cool $345,000 (asking). For a one-bedroom in a quiet neighborhood on the Beach, that’s a heck of a good deal. Just check out the photos. You’ll see the light-colored floors, which I think are perfect because they don’t suck up too much of the bright Florida sun. Then there are the surprising touches of artistic flare, like the brightly painted orange interior doors. There’s also a deco fireplace and windows on two sides because it’s a corner unit. (Who does...

When working with buyers we hear it over and over again, “What did the seller for the property?”It’s not a bad question, and it’s fine to ask, but honestly it’s just not always relevant. Some of our buyers get so caught up in not wanting the seller to make any money; they miss out on excellent deals. For instance, what if the seller purchased the property at a deep discount because they had to clear up permit and lien issues? What if a family member sold them the property cheap because they had a family issues? The price that a seller paid then is not entirely relevant to what a buyer may be willing to pay now. So you have to be careful if you are weighing heavy buyer decisions based on these factors.Jamey & Ognjen Explain More In Today’s VideoIn the end, today’s market is what matters.Th...

Miami Beach topped the list of most unequal cities for the second quarter in a row, with an average price of a luxury home costing $6.32 million, over 12 times the average price for the rest of Miami. While that may not be a surprise to many, what is somewhat startling is who came in second - Delray Beach. The coastal city just north of Boca Raton continues to show tremendous growth in the luxury market with an average sale price of $1.72 million, equating to an 11 percent year-over-year increase, the third largest spike in the country. As for nationwide trends, prices in the luxury market (priciest five percent) fell by 2.2 percent in the third quarter compared to last year. This marks the first decrease in price in the luxury market since the first quarter of 2012.
