Here in Melbourne Florida, located in Brevard County there are currently First Time Homebuyer Programs available.  I wish I was a first time buyer! New buyers are receiving down payment and closing cost assistance to make it easier to get into their first home. Home prices have been gradually becoming more realistic and smart buyers are snapping up deals. Here in Brevard County Florida our rainfall levels are still below average for this time of year.  But, over the past week we have been getting some very heavy showers in the afternoon, including heavy thunder and lightning. Our average rainfall amounts are 17-18 inches for this time of year.  However, we have only had about 12 1/2 inches of rain so far.  It seems that our rain usually picks in July and August.  In the afternoons around 3:00 in usually starts to get cloudy.  And then we get a 30 to 45 minute shower, that cools everything off and then it clears right back up.   We love to see when we finally get the rainfall that we need.

My sister Jean from Ft. Walton Beach is visiting us for about a week, here in Melbourne Florida.  So, my teenage daughters and I have decided that we are going to drive over to Orlando to visit one of their many theme parks.  Here in Brevard County we are only about 45 to 55 minutes away from most of the major theme parks in Orlando.  Our dilemma is that there are so many fun theme parks in Orlando, we have a hard time figuring out which one we want to go to.  There is Walt Disney World Magic Kingdom, MGM Studios, Animal Kingdom, Epcot, Sea World, Universal Studios, Wet N Wild,  Blizzard Beach, Universal Studios, and Islands of Adventure.  Our favorite park is Walt Disney's Magic Kingdom. Marriott Hotels recently opened a new Residence Inn at the corner of Babcock St and Hibiscus Ave in Melbourne Florida. The new hotel is just one mile from the Melbourne Airport. It is only minutes from Downtown Melbourne, Holmes Regional Medical Center and Florida Institute of Technology. Having lived in Melbourne since 1975 I have seen so many changes in the past 33 years. My husband and I were shopping across the street from the new hotel this past weekend. It seemed so odd to me to see such a huge beautiful building situated directly in front of what used to be the old Brevard Mall, many, many years ago.  It used to be the only mall in Melbourne, a tiny one, with only 2 major department stores, JC Penneys and Sears. Recently I got a call from a previous customer of mine, asking me to do a Free Market Analysis on her home. In real estate everything we do has our picture attached to it. After all, isn’t it a REALTOR'S job to have customers recognize us by looking at a picture? Brevard County Florida Schools Ranked at the Top on FCAT scores, again! Scores will be officially available to students on June 12, 2008 at www.fcatparentnetwork.com In Florida students in grades 3 through 10 are required to take the State Standardized FCAT, the Florida Comprehensive Assessment Test, in math and reading. A level three on the FCAT means that the student is working at grade level. A level 1 or 2 means that the students are encouraged to attend 4 weeks of summer school. In Florida, in 6th grade, 6 out of 10 of the top scoring classes were from right here in Brevard County.   Here in the Beautiful Lake Washington Area of Melbourne Florida there are so many breathtaking spots to enjoy. Earlier this week, in my blog, I mentioned that  I was going to take time to stop and smell the roses. And, yesterday, I did.I love bicycling. Years ago, my sisters and I used to get on our bikes 5 times a week and ride 15 to 18 miles. I loved it! We trained for bike rallies, and traveled out of town every other month and rode in 30 to 50 mile rides. Now, mind you, I never finished in a 50 mile rally, but I rode as far as I could, and loved every minute of it. The other day I was out around town, here in Brevard County Florida, running errands.  I had books to drop off at the public library. Twice a week for the past 12 years I have dropped off my daughters at dance classes, directly across the street from the library.  But, typically I'm in a hurry to get to an appointment, show a house or get back to the office. That day, for some reason, something caught my eye on the river, so I stopped for a minute.  I was so glad that I carry my camera with me, because that day I saw sights that sometimes I forget are there. The Space Shuttle Discovery lifted off into space on May 31, 2008 at 5:02 in Cape Canaveral, here in Brevard County Florida.  The day was perfect and the sky couldn't have been more clear.  For those of us fortunate enough to live here in Brevard County Florida, this is how the liftoff looked.  My family and I stood out in our front lawn to watch the shot. I wanted to share it with the rest of you, as it is a breathtaking sight to see. This picture was featured in the Florida Today Newspaper. Hurricane Season is upon us.  It officially runs from June 1 through November 30.  I hope this season promises to be another quiet one, like the previous couple of years have been here in Brevard County Florida.  Some say that the hurricanes of 2004 were just a fluke.  I hope that's true. A couple of ways to protect your home from hurricanes are: If you hear of any impending storm, cover your windows with hurricane shutters or plywood. Go up on your roof, or have someone go up there for you, and check to be sure that you have no loose shingles. If you do, fasten them.  You don't want your roof compromised during a storm.   The Home Builders and Contractors Associatiion of Brevard has indicated that housing permits were up in April 2008.  April had the highest number of permits issued this year.  There were 162 new permits in April, compared to 102 in March, 81 in February and 96 in January.  144 of these permits were for single family homes.  18 were fro multi family property. These housing permits were issued in Melbourne, Viera, Palm Bay, Rockledge and West Melbourne. Housing permits numbers are still below figures at this same time last year. We are hearing that builders are slowly beginning to build spec homes (homes built in the hopes that a buyer will soon become interested in them). Is this a sign that the market is stabilizing? Recently there have been companies posing as Mortgage Rescue Centers. They claim to be able to assist distressed homeowners, going into foreclosure, by bailing them out.  To the investor that is interested in getting "in" on a piece of the action, one group promised a 50% return on your initial investment within 6 weeks.  The woman running the scams in California, Nevada and Georgia collected over $18 million from unknowing people, thinking they were helping others.  Funds were provided to the first investors in, from money collected from the next group of investors.  There was actually no help provided to distressed homeowners behind on mortgage payments or going into foreclosure, at all.  The woman behind this extravagant operation used $1.9 million of the money collected for her own...

According to a Newsweek Magazine poll, 4 of Brevard County Florida schools are in the top 1300 of the country’s public high school rankings. Cocoa Beach Junior/Senior High School ranked at 101. Last year they ranked 68. West Shore Junior/Senior High School in Melbourne ranked at 200. Last year they ranked 320. Satellite Beach High School ranked 812, up from last year at 842. Here in Brevard County we can stand in our front yards and watch the breathtaking shuttle and rocket launches. I haven't missed a single launch in the over 33 years that I have lived in Melbourne. Every single one is different than the last. The one common thread that they all have is that they are an absolutely incredible sight to see.The next shuttle launch is scheduled for May 31, 2008 at 5:02 PM. The shuttle will take the largest piece of the Japanese space agency's Kibo lab to the space station. According to the Florida Association of REALTORS, April 2008 is the third consecutive month in which Brevard County home sales increased from previous months, in single family and condo units. We are seeing the market pick up a bit, relative to the past several months sales. This holds true statewide, also. However, figures are down compared to sales in April 2007. The median price of a single family home sold today is $160,000 compared to $195,500 a year ago. Condo prices dropped from $180,000 a year ago to $161,700 today. Median price means that half of homes sold for more and half of the homes sold for less money.
