A friend and I were talking the other day about all of the "Flip" shows on televison these days. In our conversation, he asked me if I thought that vacant land could be "flipped" and what types of things could be done to a vacant piece of property to enhance the selling price. Having "flipped" vacant land and having worked with another friend on "flipping" his land, I new for a fact that what he was asking was very doable.Here is a list of things to do when flipping vacant land 1.) Clear Wooded Areas. Bottom line is this: Not everybody has vision. If you have a nice lot, but it is heavily wooded, the future buyer may not be able to vision through the woods, their house being built there one day. I was looking at my county's property appraisers website the other day and I looked up the assessed value of my home. While I really don't have a problem with the figure they have for me, I imagine that there are alot of people who actually have problems with theirs. So what do you do? Do you have to just sit back and accept what they are saying? Not really. Here is how things go in Lake County, Fl. I'm sure they are similar in your area. 1.) Since my wife gave birth to our baby girl December 29th, we have been couped up in the house doing the normal parenting stuff...changing diapers, feeding, not sleeping and definitely not excercising. Yesterday, we decided to go for a walk with the baby. We wanted somewhere nice, not just the neigborhood streets. After eating lunch at the local Quizno's, we headed off to Leesburg, Florida's Venetian Gardens. Located off of Hwy 44 (Dixie Ave) in Leesburg, Venetian Gardens was more than we expected. The best thing about the park is the fact that it was FREE. When we got there, we noticed that the park runs right alongside Lake Harris. Beautiful views surrounded us. We started our walk down the paved trail and was just amazed at the beauty of the Lake and its various canals. Adults as well ...

   Its cold outside and I have decided to wait a few hours before venturing out. My bird bath is frozen solid, I think of Snoopy and that little bird ice skating on the Peanuts cartoon. I have looked out several times, for all my imagining, there is still no one skating on the frozen bird bath yet. Uh OH,, wait a minute... A young squirrel has jumped off the trellis onto the bird bath..Its really funny. We see as many squirrels in the bird bath as we do birds. He doesn't seem to understand the water is now ice. He keeps trying to touch the ice, to move it. Yes we have Ice a few times a year even in Fl, this was one of the coldest nights in years. I wonder where did the squirrel spend the night, I pulled out our electric blanket for my wife and I.My phone has rang several times this morn...

Lake County is a great place to live. I was in Orlando yesterday, the roads are congested, it takes 3 changes of the light to make it thru.Lake County  Fl is a growing area, with a large over 55 population in  a variety of gated and non gated commuities. Newer homes are available in many of these communities, and it takes a local Realtor to find the deals.  Its a few days before Christmas. The streets are crowded near the mall. The towns are growing, and there is talk of a new mall next year in the Villages. The Villages has expanded to over 30,000 homes, thier growth has been incredible. But this year, its busy at the Lake Square Mall in Leesburg,  and the Wal Mart  and  Target stores are jam packed as well.  Lake & Sumter County have experienced a massive building boom since the mid 1990s'.The boom has tapered off now, and Lake County has thousands of newer homes for sale. Prices have been falling for the first time in yeas, and many homes are being bought below market.  I quit going to the seminars a few years back because it was such an obvious pitch for instant profits for the salesman...There are many learning types, and most do not respond well to learning by reading a book. The amount of variables we face everyday cannot be found in a book I would even want to read. If I could carry it!!  But I have been going to some seminars lately, and have signed up for many of the free introductory pitches. They offer no specifics, just glimpses of the easy parts to whet your desires. There must be a seminar school that teaches these guys how to do this. Its all so similar. If you like the coast, which I do, you can be there in about an hour.That is true for either coast, east or west.. My home is in Leesburg, Fla, and my wife and I are one of the fortunate ones who have had the house for more than ten years and have seen a dramatic increase in value.   WOW...What a difference a few months makes...I liked this old post so much I decided to put it back out..We did end up buying this house ...and after much cleaning and yard work, its now happily in a nice lease option for the next two years, in which time We HOPE people can get loans on property again....!!Now , a blast from the past  when I was still fighting with sellers on overpriced listings!!!How about this,                      After months of advertising, open house, Mls tours, helping with yard work( I know, I know) I get a frantic call from my seller. Hello All,With prices continuing to fall, and the mortgage industry all but drying up, we had better just spend our time listing homes that will pass inspections and appraisals. Our job as Realtors is continuing to evolve into total consulting position with a well rounded understanding of the entire home buying, financing, and marketing process. Contingincy offers make you feel good for a minute, but when the property, or the buyer cannot qualify, then we have done all our best efforts for nothing. I am on a record pace for deals that have fallen apart due to a myriad of reasons, but the final outcome is a disapointed seller(and buyer) and no money for me. I am not a biker, but I could not help to post this event...  probably because there have already been over 100 bikes going right down SR19 and past my house to get to Leesburg.                                                  Some of the locals claim it to be better than Daytona's Bike Week (probably because it is not as commercialized).  There are concerts, bike build-offs, a beauty contest, and much more.  Anyone that goes is sure to have a good time.For more information on the events and for pictures of current and previous Bike Fests, visit www.leesburgbikefest.comPS.
