For those of us in the Jacksonville, FL MSA, we've missed Tim Deegan for the past month or so - he was off the air as our local weather guy at WTLV/NBC 12 and WJXX/ABC 25. I've known Tim since I moved here, pretty much. Prior to real estate, I was in advertising, and bought media (literally, time and space), so I was around the majority of the local TV personalities. Tim has been doing our weather here since 1982, so he's very familiar with our local weather patterns...and deeply immersed in our community.  We are THRILLED Tim is back - where he should be, giving us our local weather....and, in case you wonder, our low tomorrow night will be mid- 40's....a temp that probably creates some envy among the "mitten states". We even saw a decrease in the number of homes sold in Jacksonville for the month of November. It will be interesting to see what happens in the Jacksonville real estate market in the next few months. Jacksonville Florida Real Estate Market Report Single Family homes (attached & detached) October 2013       October 2012 Active Listings: 4267     Active Listings: 3936 Sold: 861               Sold: 743 Months Inventory: 4.96     Months Inventory: 5.3 Average Price: 502,151     Average Price: 603,920 I don't mind seeing the inventory levels go up some, especially when I also see that the homes sold in Jacksonville, also increased as well for the month of October. A tiny improvement on the months inventory over last year in October. To put it into perspective, in October 2011, the months inventory was 9.8 months. That's almost double what it currently is.     Sales prices and pending sales increase, closed sales drop slightly, fewer homes available and selling faster.   JACKSONVILLE, Fla. – October 2013 real estate market statistics are now available from the Northeast Florida Association of Realtors. Except where otherwise indicated, statistics reflect combined results for single-family residential and condominium properties.   Closed sales are up 22.6 year to date, while the 1,492 closed sales for the month were a 6.6 percent drop from last October’s 1,597 sales. Pending sales are up 25.8 percent year to date and 28.7 percent for the month: 2,050 pending sales this October versus 1,593 a year ago.   A median sales price of $158,865 was up 16.4 percent from October 2012’s median of $136,500.   Days on market was 81; a 27.7 percent short... 11/15/2013

One of the questions I get asked a lot when dealing with foreclosures is: Will banks take less than the list price? That's a good question, because really, everyone wants to get a good deal and save some money. I got to thinking about this question the past couple of days and wanted to actually look to see what the trend has been for 2013. Plus, I kinda like real estate statistics. :) Here's what I found: Sold Foreclosures in Duval County The 2nd column is the number of foreclosures that sold for that month in Duval County. The 3rd column is the Sales price to ORIGINAL list price ratio. I capitalized original, because it's important. I'll explain further. Let's take January, the SP/OLP is 90.6, which means that on average, the 191 foreclosed homes sold in Duval County, they sold for 90.... 11/14/2013

I LOVED libraries growing up - as an avid reader, it was much more economical to go to the library than to buy books.  Now,  I don't know if my libraries in Ridgewood and Ho-Ho-Kus, NJ have added concert series, but I know it's a great idea here in Jacksonville, with multiple libraries over our large geographic area.      10/17/2013
