The Eagle Harbor Market Report 2014 shows a continuing market in recovery. Eagle Harbor is a master-planned golf community on Fleming Island. It is one of the best communities in the Jacksonville area, offering golf, tennis, swimming, and boating opportunities. With over 3400 homes, there is everything from condos and townhomes to waterfront and golf frontage homes.   In 2014, there were 150 total sales. 135 single family homes sold and 15 attached homes sold. The number of institutional investor purchases were nine, about seven percent of the total homes sold. There is a new Fleming Island Waterfront Community coming to our area. It is named EdgeWater Landing and the Developer is Elkay Developments, a Canadian company in British Columbua that purchased three parcels of land between 2013 and 2014. The large parcel outlined in red is 89.52 acres, and the smaller dark blue parcels below are 7+ acres each. There will be 171 homes in the development, with both waterfront properties on Black Creek and water view properties.
