Fleming Island Foreclosures and Short Sales Market Update A buyer who wants to move here asked the average % list to sales price. Here are the results, which we hope will be helpful to our readers. What we found interesting is the average list to sales price of 95% for foreclosures and 94% for short sales, is actually a tighter ratio than that for all types of sales in the Jacksonville area, which is currently at 91% (down from 94% a couple of months ago).     Short Sales are selling for an average of 11% more than foreclosures in the Fleming Island market.       What these numbers tell us is that foreclosures and short sales are being priced close to market value, so Buyers should take notice that as a rule, properties are priced competitively and not to waste their time making wild l... 11/30/2011

Here is a photo shot around Christmas time a few years ago. I like it because it captures our shores in the winter. A piece of Spanish moss, sandy beach, boat house and sun setting. It's really beautiful here on Fleming Island and Doctor's Lake is a big part of what makes it so great to live here. This was one of my first waterfront shots, taken from the dock by the Waterfront Park in Eagle Harbor. It is still one of my favorites. Both of these photos show up on Google and both of them have been grabbed and used without permission on various sites.
