When closing on Delray Beach real estate, you need to let your buyers know what may be expected from them. HOAs (Home Owners Associations) will do that but, as a courtesy, it would be a nice extra for you to shed a little light on the area and what these new buyers may want to consider when moving into a particular neighborhood. From days and times of garbage pickup, recycling guidelines, and bulk garbage to the nearest post office, grocery store, movie theater, and park are always welcomed information for home buyers moving in. You also may want to pass along a few other tips that will help them make friends quickly in their new Delray Beach real estate neighborhood.

Use Your Home's Equity! With today's home prices rising, many homeowners have equity in their home that can be put to good use!  A larger amount of qualified borrowers will continue to make Home Equity Lines of Credit (HELOC) popular to take advantage of due to low interest rates. Here are some ways to use your equity to your advantage:1. Make Updates To your Home. Smart improvements are great! They add value to make your home more marketable when you are ready to sell. Update a kitchen or bathroom, clean up your landscaping or add a new front door to make your curb appeal better. Remember not to over improve your home, that can make it difficult to recoup your cash when you sell.2. Pay For Your Kids College. The interest rates on a HELOC can be far less than a student loan and the maxim...

The National Association of REALTORS® reports the Pending Homes Sales Index for the month of July is up across the country with an increase of 1.3 percent. This is the second highest reading for 2016 with April beating out July with 115.0 for the spring month versus 111.3 for the summer leader. Out of the four regions reported on by NAR, the West was the highest riser, reaching levels it hadn’t experienced in over 3 years. NAR Chief Economist Lawrence Yun cited a strong labor market as part of the reason for the boost in the West.  The South, including Florida and the Delray Beach real estate market, moved up 0.8 percent registering 123.9 for the month of July, which makes this region 0.4 percent higher than July 2015. See a recap video on this latest report.
