My clients are not avid Florida vacationers, and don't have a good idea of everything Florida, that so many northerners brag about. When I say that sunsets for me are more beautiful than sunrises, they are confused as they know since school years that sun does not «sink» into the Atlantic Ocean, so how can it be beautiful. I have been on AR for quite some time, and have sent links to some of my blogs to customers numerous times. My clients came to see this three-bedroom/three baths direct oceanfront unit in Bella Vista in Daytona Beach Shores. The view is excellent, view east to the ocean and north, making it a panoramic spectacular view. Unit is in perfect condition. They liked the unit. The question is: «Isn't it overpriced?» I know why the question came. Just yesterday another unit, just next to it (not direct oceanfront) was closed for just under $400K. So, is it overpriced? There are 7 units for sale in Bella Vista and this particular unit for $421 is the least expensive unit. Next unit just one floor higher is $488,900. No, it is not overpriced. This is a story from the peak of the market, but with the first signs of slowing market. We were negotiating a condo unit in Bella Vista in Daytona Beach Shores. Developer was a straightforward guy, and it was a pleasure to negotiate, no tricks, arm twisting, and all that. This somehow sent a wrong signal to the Buyer, who came with demands, and with every demand answered, now wanted more and more... and when everything he wanted was met, he demanded another discount and the developer said «No». Bella Vista Condominiums in Daytona Beach Shores. Bella Vista is one of not many condos built after the Hurricanes of 2004. By the time it was complete in 2007, the market was already softening, and they had quite a few scared buyers, who opted to lose their 15% deposit and not close. But the developer – Cook Development – were still lucky, they were able to sell the remaining unsold unit at minimum discount and get out of there before the market hit the bottom (if we assume that it already hit the bottom). All these newer condos are beautiful, and there is no comparison to older condominium buildings in the area. If the market would have stayed high for another 3 years, we would have one of the most beautiful condos dotting the shoreline. I have seen the designs, and they were so nice....

One of the nicest condos in Daytona Beach Shores is Bella Vista. I was showing a 3-bedroom unit there a couple of days ago, and could not resist the temptation to take the photo from the balcony. Imagine living in this building, and getting in the morning the rising sun, and watch the ocean change as the sun goes up and then down. Never boring. Always beautiful. My clients bought a condo unit in Bella Vista in Daytona Beach Shores for a very good price. They still have money and are thinking of investing, but are very particular about the buildings. It has to be a nice one, and nice one by their standards. When in 2 months the listing agent called me about the short sale he had there and said that the bank agreed to a very significantly reduced priced (by $100K), I sent my clients an e-mail suggesting that they buy this unit, and then resell for a nice profit. They ask questions. They need to know what it was initially purchased for, what they were selling for, and so on and so forth. My May Market report about Bella Vista in Daytona Beach Shores had 4 units for sale. One month later there are only 3 units for sale on MLS. For a building with 100 units it is a very low number. In "normal" market there should be on average 7 units for sale, give or take... And when there are fewer units on the market, the prices are generally higher... It is the same old supply and demand thing. Yes, the demand is still soft, but the supply is very low. And it results in higher prices. A condo in Oceans Grand in Daytona Beach Shores. 2 showings in one day. The first couple walks in, looks at the unit, checks the view, asks a few questions, and then the lady asks to show her the indoor pool. Sorry, there is no indoor pool in Oceans Grand. The Buyers are upset.  Turns out they told their agent that they were coming only in winter and indoor pool was an absolute must. The agent keeps a leather face. She has no clue. Oceanside Inn is a 191-unit condo-hotel in Daytona Beach Shores. It may not be the best condo-hotel in terms of occupancy or the amount of rentals – Ocean Walk and Plaza would beat Oceanside Inn, and, probably, Daytona Beach Resort & Conference Center might be the same or slightly ahead, but the reason I call it this way is because it has what a modest Daytona condo-hotel should have, and no fancy extras, which cost owners money, but hardly bring any income. The resort is clean, smells good, toilets in the lobby are nice and clean (and this is how my wife is getting her first impression of any property she goes to). They have one outdoor pool. It is the time when we look at how the market was in 2013 and trying to predict the condo market in Daytona Beach Shores for 2014. But first ler's look at the numbers: At a glance, anything from these numbers? I think yes. The numbers for 2012 and 2013 are very close. But it is not stagnation. What happened in Castaways Beach Resort in the last several months is very symptomatic, and sets some guidelines for all 5 condo-hotels in the City of Daytona Beach Shores, Daytona's southern neighbor. Group of owners attempted to change the use from condo-hotel with a Front Desk and daily rentals to residential condominiums, with only long-term rentals, and allowing use as primary residence for the owners, who wanted it. Castaways always allowed homestead. When buyers insisted on something very inexpensive right on the ocean, where they could live, we used to suggest Castaways Beach Resort. Boy, were we wrong... Oceanside Inn is a premier 191-room condo-hotel in Daytona Beach Shores. There are 17 units for sale on MLS in Oceanside Inn as of today. From March to July 2013 only 2 units sold (in one we represented the Buyer). Same period of 2012 – 11 units sold. Is it unusual? For example, in 2011 there were 4 units sold in the same period. If you look at the number of condo-hotel units sold in the area in the same period in 2012 and 2013, you will see that 2012 is slower. However prices are higher than where they were in Oceanside Inn a year ago, and, especially, 2-3 years ago.
