This 191-room condo-hotel was built in 1973 and completely remodeled in 2003-2004 after converting a hotel into a condo-hotel. How The Split Works? The question was about Oceanside Inn, a condo-hotel in Daytona Beach Shores. Being a condo-hotel means that Front Desk is renting the condos when owners are not there, and then splits rental income.   The answer is simple: 10% of top goes to Credit Card operations, and Travel Agents’ commissions. The balance is split 50/50. Oceanside Inn is a 191-unit condo-hotel in Daytona Beach Shores. It may not be the best condo-hotel in terms of occupancy or the amount of rentals – Ocean Walk and Plaza would beat Oceanside Inn, and, probably, Daytona Beach Resort & Conference Center might be the same or slightly ahead, but the reason I call it this way is because it has what a modest Daytona condo-hotel should have, and no fancy extras, which cost owners money, but hardly bring any income. The resort is clean, smells good, toilets in the lobby are nice and clean (and this is how my wife is getting her first impression of any property she goes to). They have one outdoor pool. Oceanside Inn is a premier 191-room condo-hotel in Daytona Beach Shores. There are 17 units for sale on MLS in Oceanside Inn as of today. From March to July 2013 only 2 units sold (in one we represented the Buyer). Same period of 2012 – 11 units sold. Is it unusual? For example, in 2011 there were 4 units sold in the same period. If you look at the number of condo-hotel units sold in the area in the same period in 2012 and 2013, you will see that 2012 is slower. However prices are higher than where they were in Oceanside Inn a year ago, and, especially, 2-3 years ago. Sunday was the last day of Biketoberfest, the smaller version of a bigger biker event, a ten-day bikers' marathon in March. Biketoberfest is a smaller event, only 4 days, at least this year, as the city is approached about extending it to 10-day event. Anyway, this year event draw bigger crowd than last year, giving hope of the return of busier times in the future. One weekend before Biketoberfest Daytona hosted the Wings and Waves Air Show, which was a huge success, and brought couple of hundred thousand spectators to the beach, so both events descending on the beachside Daytona made a positive affect on the Beachside Hotels. As of October 15, 2012, there are seven units in Oceanside Inn, a premier Daytona Beach Shores condo-hotel. Oceanside Inn's address is 1909 S Atlantic Ave., about a mile from the intersection with International Speedway Blvd. For a 191-room oceanfront resort it is a very small number. Really very small… Interestingly, in other condo-hotels the inventory is growing but this is not happening in Oceanside inn. Today Oceanside Inn may not be the cheapest condo-hotel, but it looks like it ofers the best value. Take, for example, unit 816.
