On my previous post I  gave a list of what needed to be done prior to a storm. On that list was - Assess your home for weak areas-Here is a list to Safeguard your Home.1. Assess the Roof-  Check the roof- Hire a license professional for this. It can be very dangerous if you don't know what you are doing. Shingles, tiles and panels should be fastened down tightly. Making no room for wind to pull them off the roof.2. Trim your Trees-  Trim trees regularly and remove weak branches. Do not trim them when a storm warning is issued. They will be projectile items.3. Check all doors-  Solid wood doors and hollow metal doors are more resist to wind and flying debris. Make sure they are secure and that the hinges are tighten.4. We are now in the peak season of hurricanes. Are you prepared? Do you have a plan? There should be a list of items that you have taken cared of before a storm should strike. Here is a list.          Develop a Hurricane Plan1. Hold a family meeting- Everyone in the home should know what needs to be done in case a storm should hit. Each person should have a check list so its not all on one person- Things get forgotten that way.2. Discuss whether or not you will need to evacuate- If you live in a evacuation zone know where to local shelter will be. So now that you got your listing where do you go from here? Now you need to take care of your clients. There are multiple steps to take to service your listing. Here we go:       Talk to your sellers at least once per week. Tell them everything that is going on, whether good or bad. Use Realtor.com it statistics to illustrate activity and request price reductions if necessary. Know the area comps and help the customer/client know their own market. This will help when it comes time to negotiate. Send recent related articles to seller. Call those who have shown the property in the past with price reduction information. I know a lot of you like me have been paying extreme homeowner's insurance premiums. But did you know if you had an windstorm inspection company come out and inspect your home for the average price of $150. They will be able to reduce your premiums. I know from experience. I recently had my home inspected, I sent my form over to my insurance agent and writing with a new insurance company, my premiums were cut more than have, and on top of that I am entitled to a refund for the difference I paid this year. If this is of any interest let me know.
