Fewer Days On market Good news for sellers, the days on market time is shrinking.  A new measure shows the typical amount of time it takes to sell a home is about 6 to 7 weeks, a notable shortening of time on market began this spring. As inventory has tightened, homes have been selling more quickly. This is great news for sellers who tried to sell before, if you hire a good to great agent who can price it right, you can get your property sold. Factoring out short sales, the median time on market for traditional sellers appears to be in the balanced range of six to seven weeks. Buyers are in a desperate hunt for the "regular" sale. When they are ready to buy and set out to search, they don't want to wait. They want the house now. The minutes from the Federal Reserve's September Federal Open Market Committee meeting were released Thursday. The Fed Minutes detail the discussions and debates which shaped the central banker's launch of its third round of qualitative easing since 2008. The minutes also give Wall Street insight into future monetary policy. At 6,987 words, the Fed Minutes provides a level of detail that was unavailable via the FOMC's post-meeting press release, a document that, by contrast, ran 562 words. This amount does not include condos or townhomes. 19 of these Coral Springs single family homes are foreclosures, ranging in price from $164,900. to $372,900. There are 91 short sales from $75,999 to $799,000. Leaving the balance of these are fair market sales, or regular sales ranging in price from $109,900. to $3,350,000. Tuesday, the Federal Home Finance Agency's Home Price Index (HPI) showed home values rising 0.2% on a seasonally-adjusted basis between June and July 2012, and moving +3.7% on an annual basis. Home values have not dropped month-to-month since January of this year -- a span of 6 months. For today's home buyers and sellers throughout Parkland & Coral Springs , though, it's important to recognize on what the HPI is actually reporting. Or, stated differently, on what the HPI is not reporting. The Home Price Index is based on home price changes of some homes, of certain "types", with specific mortgage financing only. As such, it excludes a lot of home sales from its results which skews the final product. We don't know if home values are really up 0.2% this month -- we only know that's true ...

According to foreclosure data firm RealtyTrac, foreclosure activity increased 1 percent in August as compared to the month prior, climbing to just above 193,500 units nationwide. 1 in every 681 U.S. households received some form of foreclosure filing last month where a "foreclosure filing" is any one of the following foreclosure-related events : A default notice on a home; a scheduled auction for a home; or, a bank repossession of a home. Mortgage markets worsened slightly in last week's holiday-shortened week. As expected, Wall Street took its cues from Europe and from the U.S. jobs market, and mortgage rates moved across a wide range.
