It is so far off the beaten path that you may miss it the first time your drive there. Once inside, you'll find decorated $1 bills (dare I say millions?) stapled all over the walls-a fun tradition patrons have been carrying on for years. There is a charming upstairs dining area perfect for parties. The Pub's specialty is pizza, but the buffalo shrimp is also a favorite. Jon Bon Jovi has even been rumored to stop by when he's in town. Be on the lookout for the occasional Key Deer passing by!

Waterfront Home Sales Big Pine Key   Big Pine Key Waterfront Homes There are 70 available homes for sale that are waterfront in Big Pine Key FL.   During the last 12 months 69 waterfront homes have sold.  An average of 5.75 waterfront homes are selling each month.  There was a 12.17 month supply of waterfront homes on Big Pine Key available for sale.  This was a strong buyer's market.   The Lower Keys real estate market has had seasonal highs and lows this past year, but the beginning of 2011 brought a steady climb. As this chart shows, the number of properties sold in March 2011 is slightly above the number sold in March 2010. The total number of properties (including single family homes, condos, town-homes, mobile homes, & multi-units) sold in the Lower Keys  in March 2010 was 18 and the number sold in March 2011 was 21.  The number of properties sold and the average price of these properties both showed positive growth. There were 5 real estate sales closed in Big Pine Key from March 26 through April 1, 2011 as reported by the Florida Keys Board of Realtors Multiple Listing Service. The lowest sale price was $160K and the highest was $399,000. The medium price was just over $200K. This is one more indicator that if you are considering purchasing in the Keys, it is time to get off the fence and call me, the best Realtor in the Keys!

I love numbers...and the stories that they tell, the impartial, matter-of-fact, in-your-face, veracity.  Good or Bad. Yes, I know it's odd but one of my favorite times of the year is the latter part of January, as that is when I am able to accurately compile the previous year's sales statistics.  So, what do last year's numbers tell us??  Well the most resounding message is that prices have tumbled and that it's a great time to make a move on Florida Keys Real Estate!  Both Waterfront and Non Waterfront properties are a great opportunity, with the median price for a non waterfront home being $ 210,000, and a Waterfront Home being $390,000.  Not great news for Sellers, though better than 2009 when very little was selling. Wastewater Master Plan Big Pine Key ~ Master Plan ~ Septic System If you live or plan to buy a home on the islands of Cudjoe, Summerland, Little Torch, Middle Torch, Big Torch, Ramrod, No Name Key or Big Pine Key you are wondering if and when you will be hooked up to the central sewer system. The Florida Keys are known for their unique marine ecosystem.  To preserve the marine ecosystem the State of Florida mandated that nutrient load levels be reduced in the Florida Keys.  The Sanitary Wastewater Master Plan or "Master Plan" was finalized around the year 2000.  The approximately 23,000 septic tanks in the Florida Keys were supposed to be removed by July 2010. Septic Tanks and Sewer System Big Pine Key FloridaIn Monroe County, and on the islands of Cudjoe, Summerland Key, Little Torch Key, Middle Torch Key, Ramrod and Big Pine Key then hooking into the state mandated central sewer system is a legitimate buyer concern.  A plan to bring a central system to No Name Key (NNK) has not been established as of August 2010. Big Pine in particular is one of the largest and most interesting Islands in the Keys. It has a population just over 5000 and as of Sept 2005-there were homes starting at $340,000. As you get closer to the water or buy a home on a canal, the prices rise accordingly. But there are quite a few different developments, mostly of single family houses, and some are pricier than others. Water depth affects prices, and some areas have about 15 inches and some have 3-4 feet. Obviously this means you can have a certain kind of boat in some areas that won’t work in other areas. The Lower Keys or what I’ll call “Big Pine metro”, includes the islands of Big Pine, Little Torch and Big Torch Key, Ramrod and Summerland, Cudjoe and Sugarloaf. Each Island is unique in its environment and boating access, which does translate down to home prices. More on that below. When you enter the Lower Keys, you will see right away that it is much more laid back. Generally, the further you get away from Miami, the more the Bahamian feel.
