The Re/Max Sunset Realty family came together today to celebrate our office Thanksgiving. Everyone made something delicious, and we all enjoyed the food. This is, after all, the beinning of the holiday season. Our broker, David Longspaugh, gave a very short speech (he promised not to turn it into an office meeting). Re/Max Sunset Realty in Bayonet Point-Florida- Balloons are Us! Our Broker, David Longspaugh, decided that Re/Max Sunset Realty needed its own personal balloon so he bought several of these for us to use at Open Houses or community events. You just plug it in and it blows up: unplug and  it folds down to a easy to carry case.What got our attention was the velcro in the white section under the Re/Max sign, I’m  having a banner made up with my name and phone number on it for when we do events. Other agents in the office can do the same so that it is personalized for all of us.Won’t that get someone’s attention if they are looking for a home? Neat, huh? Beacon Woods, Bayonet Point, Florida Distressed Real Estate Market Report November 2009 As you can see in the chart below, Beacon Woods subdivisions are currently sitting on ~18 months of inventory at a casual glance.   The large amount of contracts speaks to the number of distressed properties.  Until now Beacon Woods has been doing rather well, but it also may be a seasonal/holiday adjustment to be considered in the declines of sales, and increase in inventory, above the County range   The graph below shows a much better break down of the Beacon Woods market, unlike others.  ~1/5th of Active properties are distressed, whereas the number of distressed properties under contract is equal to the number of normal properties under contract.  Yet the number of distressed properties SOLD was ... 12/10/2009

Beacon Woods, Bayonet Point, Florida Real Estate Market Report October 2009   Beacon Woods is ahead of the rest of the local market.  It only has 8 months inventory.  And for such a large subdivision inventory levels are low and dropping.  The # of homes sold has dropped a tad, but when there are only ~10 sales per month, a bit of a variance is to be expected that can result in 10-20% swings, while only selling one or two more or less houses.   So it seems interest is pretty constant while inventory is dropping.  Good sign for the Community short term anyways.  not ready yet to make any long term predictions   Compared with the rest of the Hudson, Beacon Woods Active Properties are split similarly when it comes to distressed properties.  But unlike Hudson, the Homes under contract or th... 11/18/2009

Beacon Woods, Hudson, Florida Real Estate Market Report August 2009 I was a bit astonished when i pulled the market report for Beacon Woods.  You see 85 homes for sale in a community of 2100+ homes just seems a bit low.  I guess it is a testament to the great community that it is with very active resident involvement.  Just review what their Community Association does and you will get the idea.  With 11 houses sold in August 2009, and only 85 homes for sale, there is only a 10 month inventory on the market, which is much better than its surrounding areas.  I have found this to be a very enlightening Real Estate Market Report Back when Wal-mart made its intentions known, that it would like to build its latest Supercenter at one of the entrances to the community, well alot of people were ... 09/05/2009

I realized that I posted this initially just to the "Stage it Forward" group, but I've had such a wonderful, helpful response I really want it here in my blog as well.  Here's the inital post, and the first comments and suggestions I've gotten--once I've applied the suggestions I will post pictures of the 'Before" and "After"!I have a listing, that, now that it's finally in 'show' condition--the piles have been moved OUT of the living room and into the garage...the living/dining area is totally, completely WHITE.  There is very little furniture left in the house, but I thought if I moved one of the couches from the den to the LR and maybe a table, it would at least have a little perspective?  What do you think? 9 Comments on OK, stagers--here's a challenge for you...I think some art wil... 10/04/2007
