I love spring. ABSOLUTELY love spring. Here in Jacksonville Beach, FL, we get spring a little bit differently than others: some years we have a great long spring, other years we have  a very short spring, and go right into Simmer Season. No, that is not a typo: our summers are simmer time to me. It's hot, humid, and if there is no sea breeze, you feel tres warm. As many of you may know, I'm buried deep in the Certified International Property Specialist class this week. Today is the last day  I took the full week, all five days: it's tough to be in class for a week, but it's sometimes tougher to get all the required classes in under a particular timeframe if you spread them out.  One of the HUGE advantages of taking classes at my local association NEFAR (Northeast Florida Association of Realtors) is for the designation classes, such as this CIPS, breakfast and lunch were included as part of the registration fee. I just met a photographer at my new listing to take photos. Why don't I just take those photos myself? Because I don't have a $7000 camera like he does. I don't have the same "eye" he has. I don't have the professional photo editing software he has. I don't have the skill he has. I know I "could" take my own photos, however, I know I'm not a professional photographer, despite the desire I have to be better at it. At the end of the day, I would rather spend the money (in this case $115) for a professional photographer to send me the best shots of the property and a virtual tour. Developers have just closed on what will be the Beach area's newest Development named Atlantic Beach Country Club. The former Selva Marina Clubhouse, pool and tennis courts are to be razed to build the new Clubhouse, Pool and Tennis Courts and make way for 178 new homes at the Beach.  The 170 acres that belonged to Selva Marina Country Club was purchased for $4.3 million, according to the article in the Jacksonville Business Journal. Selva Marina has been around since the 1970s, and is a very popular Beach Golf Country Club community. There will be 178 new homes offered for sale, which is a rare opportunity anywhere at the Beach.
