As of this morning, the MLS shows that both New Castle County DE and Delaware County PA have closed exactly the same number of properties - 4,477 properties sold in each county year to date. This also happened in June for Chester County and Delaware County so I thought this would be a good time for another quick sales update for Delaware County PA, Chester County PA, and New Castle County DE. Delaware County PA: Currently there are 1,367 properties on the market or coming soon, 857 properties pending, and 4,477 properties sold. This compares to 2018 with 1,736 on the market, 912 pending, and 4,635 sold. Since the last update in March 2013, Stonewold home pricing and activity have continued to slowly strengthen. In 2013, as expected, Stonewold prices did continue to strengthen just a bit as the year progressed. There were 8 sales for the year with an average sales price of $664,000 (up 2% from the 2012 $651,000 average). Average days on the market did expand as it took time for the overpriced listings to come down to earth and go under contract. After church today, I went walking through the gardens at Winterthur Museum outside of Wilmington. It was windy and overcast, but the plants were trying really hard to bloom. Stonewold home pricing has now stablized and remains one of the top home choices in the Greenville area. Since my last market update in October 2010, Stonewold home prices and sales activity have both softened. In 2010, while average prices held up at $751,000, there were only 3 sales with an average of 87 days on the market. Individually home prices ranged from $710,000 to $820,000. Stonewold home prices then fell in both 2011 and 2012. In 2011, 3 homes sold for an average price of $678,000. In 2012, the prices eased further to an average price of $651,000, but the sales pace began to recover with 7 sales for the year.
