Here's a question I have been wondering about lately.  In the real estate office, what do you feel is the importance or unimportance of music playing in the office?  Somedays it seems like it is the only thing that can break any sort of tension within the office is the music playing, but other days it can be so irritating, that all you want to do is shut it off!  I think it also has to deal with whomever has turned the music on and their personal tastes in music.  I like all types of music, but on a dreary day such as today, I do not feel like listening to slow depressing music or slow country songs! The Keller Williams Greater PA region hosted Short Sale Mastery in Langhorne, PA this past friday.  It was an incredible learning opportunity!  It was taught by Matt Fetick and he did a phenominal job.  The course has been well-prepared by several short sale experts brought together by Keller Williams Realty International.  It had all sorts of videos and tips from people who have successfully pushed over 100 short sales a year!  There was also a panelist of short sale experts from the area who have put in so many long hours to push so many short sales through a year, it is their only business now! While I seem to be on the topic lately, I have a simple question today.  How do you create buyer urgency in this market today?  We can talk to buyers until they are blue in the face, but sometimes they don't seem to hear us at all!  So what things do you point out with your buyers to help them understand that now is a good time to buy?

So it has been spectulated about for a while now, but it appears this month they are finally voting on changing the regulations to FHA mortgages.  How do my fellow real estate brokers/agents feel about these changes, in particular the increase of the down payment amount from 3.5% to 5%.  I understand the reasonining for this kind of change, but won't this hurt our already troubled market?  Your thoughts.

How many of us love spending our days doing lead generation?  Not too many of us.  Although it is the thing that drives our business, none of us seem to WANT to do it.  What is the way to make lead generation simpler to do, cost effective, and successful?  That is the question I pose to all today!  Let's see what kind of answers my fellow agents can come up with!

My son is an active memeber of my real estate team these days.  He decided last year that he was going to take the reins of the short sales that came into our team and handle them.  He even actively started trying to maket short sale sellers in Bear, Delaware.  He loves short sales is the bottom line.  It doesn't make sense to me.  I know that almost every short sale that comes in can be quite a headache!  I asked him why he has chosen to work with short sale listings in particular and his response was. "Dad, short sales are easy!"  Has my son gone crazy or am I the one that is crazy for thinking he's wrong??  By the way, he's worked on 6 short sales this year and 5 of them have gone through smoothly...I couldn't be more proud!

Yes, you read that right.  My son loves doing short sales.  He loves doing them more than any other kind of real estate transaction.  Maybe it is the lack of communication he loves, or he loves all the hoops the bank makes us jump through for these things!  Who knows?!?  On a serious note though, it's awesome to have my son working in the real estate industry with me.  Actually, both my sons work with me, it's great.  My youngest really does like working with short sales.  He claims he doesn't have enough work with them either. Another thing I love about this time of year. Snow!  I grew up in western New York, so I am quite familiar with snow over the years.  The snow we get here hardly ever compares to the snow we get back in Olean, New York! I have benefited immensely from growing up in Olean and knowing the ins and outs of snow.  I was able to teach my children how to drive properly in the snow when they were first learning to drive, so it became instinctual for them.  They are always prepared now in wintery weather!  Each car always has a snow brush, ice scraper and shovel in them! Don't want to get stuck in a random snow drift and have to wait for a tow truck!! Every major price index points to a housing market that has hit bottom and is moving in a positive direction.  After thirty months of declining values, home prices appear to be stable or appreciating in nearly every U.S market.  In August of 2010, the median home price was $182,600, amounting to an 11 percent increase over the low that was reached in February of 2010 at $164,000.  Staying on the fence and waiting for prices to drop further is OVER! Who doesn't love Christmas time?!?  I LOVE Christmas!  I love going out shopping through all the crazy crowds on black friday, finding those perfect gifts at reduced prices to stretch my budget (especially in this economy!), and then seeing the joy it brings to those who receive the gifts when they realize I've found the perfect gift for them! Another part of Christmas I love is wrapping presents!  If you get the right gift and wrap it like a two-year old then it loses some of its appeal.  Wrapping presents isn't a task that you have to do for the Christmas season...it's an art.  Last year I even went to Christiana Mall to the Christmas Wrapping stand (which is to raise money for charity) and volunteered my time, just so I could have the opportunity to wrap more presents! I love owning a home in Bear, Delaware.  It's one of the nicest areas to live in.  We moved to Bear, Delaware 11 years ago this past Thanksgiving.  We only moved from Newark, but I know we made the right decision to come down here. Here in Bear, Delaware, we have a lot of natural beauty left.  Also, as it is continually growing, it is quite conveninent to live in this part of the state because we are close to everything!  We are literally only 5 minutes from Maryland, 10 minutes from PA, and 15 minutes to New Jersey.  It's so convenient, but in living in Bear we have a lot of privacy as well.  The beauty of this area has really helped our family as well.  My in-laws loved living in the mountains being right in nature, but as their health began to falter, we knew we needed them close to ...

Man...sometimes, technology just doesn't work how you want it to!  You can do everything right when you are programming something, and for some reason it decids it doesn't want to do what you tell it to do! I love technology, don't get me wrong!  Some days, however, you can enter a new facebook status and click post...and it just sits there and your computer freezes...what;s the deal?!?
