  Wilton is still in a Buyer’s Market, although it is trending towards a balanced market.  Prices are still lower than a year ago, but there has been an increase in the last three months.   Average Days on Market has been decreasing.  The Average List to Sales Price Ratio increased to 96%. The Wilton real estate market appears to have hit bottom in Q1 2012 and is in recovery along with the rest of Fairfield County. What homes are most in demand by buyers in Wilton?  The sweet spot in the market is for 4 bedroom homes with a list price of $875,000-900,000.  They tend to be on the market only 107 days and sell for 96% of list price.

Yes, it's just like a family reunion.  We all know each other so well and this was the 4th Active Rain Meet up at Dagny's.  The day was gorgeous and so was the setting.  Dagny's house is lovely and her backyard and pool were the perfect setting. Have you ever had a weird situation that you didn't want your local community in on? I have... and Active Rain is always like a family - help without judgement.  I just wanted to rant and rave a little about the small things that happen here in the Rain that really are big things. Whenever I have a question - any question - I can easily pick up the phone and call anyone here on Active Rain and probably get the answer.   Whenever I need help - I get help!   WILTON Market Trends Report June 2012   The Wilton, Connecticut real estate market is still a strong Buyers Market.  The chart above show that average sale prices are increasing, but are still significantly lower than a year ago.  However, the number of homes sold has picked up and Average List to Sales price has remained steady. The amount of inventory that the market can absorb has remained steady.   We use the 12 month absorption rate (see chart above) to determine inventory absorption, which means that it would take about 15 months to sell every home currently on the market in Wilton. That's still a very high number for Fairfield County, but the 3 month indicator is in a positive direction, moving towards a more balanced market.   Homes For Sale -Market Report Wilton CT 06897 May 2012   Prices Median price for the homes for sale, Wilton CT was $655,000 in May was down 11.2% from $737,250 in April and down 7.1% from $705,000 in May of 2011. 3-month average sale price of $758,764 in May was down somewhat from $793,201 in April and down somewhat from $866,953 in May of 2011.   Sales Homes for sale in May were 25 in Wilton CT. This is up 127.3% from 11 in May of 2011. Wilton CT 06897 Homes For Sale Market Report May 2012 Sales Unit home sales in Wilton in May were 25. This is up 127.3% from 11 in May of 2011. Sales/list price ratio in May in Wilton moved down to 93.1% from 95.7% in April.  Prices  Median price of $655,000 for homes for sale in Wilton in May was down 11.2% from $737,250 in April and down 7.1% from $705,000 in May of 2011.  The 3-month average sale price of homes sold of $758,764 in May was down somewhat from $793,201 in April and down quite a bit from $866,953 in May of 2011. WILTON Market Trends April 2012 Wilton is still in a Buyer’s Market (as shown by the market indicator trends in orange).  Wilton has over 16 months of inventory (the 12 month figure is used for the absorption analysis), which is one of the highest in Fairfield County and all the trend lines are in favor of the Buyer.

Wilton CT 06897 Huge Fire At Wilton Crest Condominiums I am heartbroken to see the damage at Wilton Crest Condominiums from this past week.    I heard that there was a small fire, folks thought it was out, but it reignited and took many condos, partially and wholly.   I heard that there were three completely gutted, and twelve affected.   Simply awful and sad.
