Beatrice Campbell, long-time Tolland resident, has authored a story about her life and homestead covering her childhood years through the present, called "Life in Tolland's Peaceful Valley." Color photographs illustrate the beauty of the landscape as well as some interesting features of the 1700's home, including a large chamber where up to 5 adults could hide. The barn and surrounding land, called the Peaceful Valley, is now owned by the Town of Tolland. The Campbell family has an agreement with the Town giving them the right to use the barn and fields surrounding it for small-scale agricultural purposes. Bea's story has been printed in a beautiful booklet and is available for $10 at the Tolland Town Manager's Office, The Homestead on the Tolland Green, and the Tolland Library. All pro...

Changes to Solid Waste/Recycling Regulations The Town Council approved changes to the Solid Waste and Recycling regulations (Chapter 94) at their December 8, 2009 meeting. You can view the revised regulations at our website by clicking here. The most significant change is that stolen Blue Recycling Containers will be replaced at no cost to the homeowner if a police report is filed and a copy provided to the Town. This is a change to section 94-22. This applies only to Blue Recycling Containers, not Green Refuse Containers. This policy change is consistent with trying to encourage recycling by residents of Tolland. Minor changes were required to make more consistent and clear the damaged container language in sections 94-17 and 94-22. As is current practice, if the contractor damages the...

Identify the Real Need of the Prospect                                                                                As a salesperson, you are in the business of gap analysis. You are a "problem detective". Your job, somewhat like a police inspector searching for suspects is to find problems where your product or service is the ideal solution. In a way, your product or service is a key. You make calls looking for locks that your key will open. In the prospecting phase, you insert the key and find that it fits. In the presenting phase, you twist the key and open the lock. In the closing phase, you must turn the handle and pdoor open. Use Questions as Sales Tools Like a verbal detective, the tools of your trade are questions. You use them to get appointments, uncover problems and discove...

Customer Focus Calculator Nov 23, 2009 in Best of As we all start “getting the power” of our Social Media reputation, it is even more important for us to find tools to help us see how we are doing. I speak alot about analytics, tools that help you measure how your sites are doing in relation to: *Clicks *Where people are coming from *How long they stay *What key words drive them there. A student in a recent class in Oklahoma, from the Churchill Brown company told me about the We We Calculator. Put in your website or blog URL and they can rate how much you focus on the consumer and not yourself. Try it here: The Consumer Influence your Website has on the http://www.futurenowinc.com/ website.

1. Marketing no longer requires big bucks While the pace of technological change can be frustrating, technology changes have dramatically cut the cost of marketing. To obtain a foothold in a new market 10 years ago, you had to door-knock, spend thousands of dollars on print marketing, and regularly hold open houses. Today, the Web allows you to market your listings and your services in numerous places. In fact, according to Alexa.com, Facebook alone accounts for approximately 24 percent of all Web traffic. Instead of paying your local paper $50 for a puny three-line ad, you can now post your listings on Facebook Marketplace, Craigslist and many other high-traffic sites at no charge. Granted, it takes time and effort, but it costs next to nothing. 2. Consumers actually want to talk to yo...

A blonde reports for her university final exam which consists of mainly true and false questions. She takes her seat in the examination hall, stares at the question paper for five minutes, and then in a fit of inspiration takes her purse out, removes a coin and starts tossing the coin and marking the answer sheet: true for heads and false for tails. Within thirty minutes she is all done, whereas the rest of the class is still working furiously.During the last few minutes, she is seen desperately throwing the coin, swearing and sweating. The moderator, alarmed, approaches her and asks what is happening."I finished the exam in a half hour," she replies. "Now I'm rechecking my answers."  ☺ MattToll Free: 888-NCFIXER (623-4937)Toll Free Fax: 888-FAX-4020 (329-4020)Local: 860-282-6181330 Rob...

There are many loans available to home buyers in Tolland Connecticut. Because it is deemed a "rural" town by the US Department of Agriculture, buyers can qualify for specialty financing. Rural Financing: There are two main types of Rural financing and buyers qualify depending on the household income of the person, people or family. "Low Income" is a classification where the household income must be less than around $45,000 per year in Tolland County. I say "around" because there are other factors that come into play such as allowable deductions for dependents, disabled and elderly members of the family and annual childcare expenses. If buyers qualify for this program, they can be awarded a government subsidy that can lower their effective interest rate all the way down to 1%. In additio...

What events are you attending this spring?  The market always seems to be more active in the spring months, no matter what the market seems to be going through.  Are you networking?  Attending your continuing education classes for your license?  Signing up for a new designation?  Of course, I suggest a Buffini Turning Point! (Coming up soon in Boston) Homeshows, local conventions, your local board meetings and networking gatherings. No matter what you do, get out and meet your fellow Realtors!  Take a fellow Realtor out to lunch.  Maybe, you shared a transaction last year.  Invite him or her to lunch, find out how their business is going.  Give them a booklet with your listing flyers in it. If you have Buyers, offer what their wish list looks like. Helping each other master this profess...
