 For the Fourth straight month there was ANOTHER nice increase in homes sales in Monroe CT!  December 2015 home sales in Trumbull CT was a mixed bag compared to December 2014. Closed sales showed a 30% decrease in sales as compared to December 2014.  The average listing and selling prices for December were both UP 4% as compared to the same period.  The sales average was the second highest for the year. See chart below.  The median home price was UP 12%.  Going forward, there are 35 homes under deposit and 24 sales pending.  The market absorption rate came in at 5.15 months which is statistically a seller's market.   This means at the current pace, it would take 5.15 months to sell off the inventory of 134 homes.     What is currently 'on sale' in Trumbull?   Shelton CT single family home sales and averages for December 2015 decreased 3% as compared to December  2014 sales. Listing and closed sales averages decreased 7% and 8% respectively, and the median went down 7%.  However, the closed sales average was the HIGHEST for the year. See chart below.  Inventory went up a bit which combined with the sales rate pushed the absorption rate up slightly from last month (4.93) but still in a SELLER's market statistically at 5.68 months.  Translation: it would take 5.68 months to sell off the present inventory of 159 homes.      Going forward, there are 22 homes under deposit and 27 homes pending.   These numbers are slightly higher than last month.  Thinking of Buying or Selling in Shelton CT?  Trumbull CT home sales for June 2015 showed a 9% INCREASE in sales from the same period last year.  There was also a 35% INCREASE in sales from last month keeping closed sales on an upward trend. See annual chart below.  Going forward, there are 38 homes under deposit and 52 sales pending.  The average listing and selling prices for June went up 6% and 4% respectively as compared to June 2014.   The median home price was down 6%.
