Ridgefield Real Estate Market Commentary May brought us into Ridgefield’s Spring real estate selling season. We continue to see a decline in the number of closed transactions from the previous year, down by almost half compared to May, 2007 and down about 35% year-to-date. After a few months of decline, one measure of price levels, price-per-square-foot, has rebounded to $287 on average - back in line with historical levels of the past couple of years. . Buyers are still in control but they are generally taking a long time to make decisions and are most nervous about a market decline. I am about to share with you one of most important, yet most elusive, real estate market statistic: Days-On-Market (DOM). No one can miss the media hype about crashing real estate markets, the sub-prime lending mess, and foreclosures. What we’ve seen here in the current Ridgefield, CT real estate market, however, doesn’t really match any one of these headlines. The Ridgefield real estate market has not crashed, in fact we conducted 3.7% more sales in 2007 than in 2006 with just a minor softening of prices.  It never fails to surprise me that our small town attracts such great entertainment...last week my husband and I saw the Bacon Brothers.  You know, Kevin Bacon is the actor famous for "Footloose" and his older brother, Michael formed a band that is quite enjoyable.  Chris Barron formerly of the "Spin Doctors" opened the show.  Also, very good!  Tonight we are seeing "The Jefferson Starship" formerly, "The Jefferson Airplane" at the Ridgefield Playhouse.  I saw the "Jefferson Airplane" as a freshman at Boston University - a very long time ago!  I am excited to see this re-united group (minus Grace Slick) again many years later - Ridgefield, CT is such a wonderful place to live and to visit.  Come for a weekend and you will be kept very busy with the great shopping on Main St., Bailey Av...

September 2007 was a slower month than we expected. Although the FED lowered interest rates .5 point, all the reports of a stalled National Real Estate Market , actually aided in slowing the market down even more. There were only 17 deposits taken on all of the homes in Ridgefield last month. The media was not kind to the housing market either.  In the last week of September, Jim Cramer, the stock analyst who hosts his own show, "Mad Money" on CNBC, appeared on the Today Show, and told America, "Don't you dare buy now. What is BOMK you may be asking...  this is the Fairfield County MLS abbreviation for "Back on Market".  That's when a listing, for one reason or another, looks like it is sailing (pun intended) through the process to the closing table when all of a sudden, it shows up on the MLS as BOMK!  The deal unwinds and the house is for sale once again.BOMK can (unfairly) have some stigma attached to it.  "Gee, what's the problem with that house", "must be bad".  NOT SO!  There's all kinds of reasons for a sale transaction to unravel prior to closing.  Sure, it could be termites in the basement but more likely it has to do something else.  Like a buyer has difficulty getting a mortgage (we'll talk more about that in a future post).  Or maybe they couldn't get approval for a planned improvement on ...
