A Feeder For Two PleaseThis past week as I was looking out the window I saw a very large female cardinal picking at seeds in the feeder. I saw a bit of movement from the other side and went to a different window to get a peek. Could it just be that papa knows to give space to an irritable mother to be and decided to just stay out of the way?A Feeder For Two Please

Getting Vaccinated Can Help Control The PandemicWhether spoken or not, it's on everyone's mind: Will I catch the Corona Virus? No one now for sure, but a way to ease the stress is to find a place to sign up for the vaccine and get vaccinated.Yesterday was an excellent day for me:I got a positive response from a bank on one of my short sale listings.Another short sale client is ready to get their situation resolved. Two properties closed, and I GOT MY SECOND PFIZER SHOTMy chance of getting the virus have been greatly reduced. I do need to be just as careful, especially for the next 2 weeks, however, it's a step in the positive for me.Anyone over the age of 16 is eligible to get vaccinated her ein CT. Spring Is Making It's Presence Known In Prospect CTAs we looked out to our front yard this morning, we were very happy to see that the flowers are making their appearance known.  We have a larger area with a lot of annuals, and the first to appear are the crocus, followed by hyacinths, daffodils and tulips.  It's still early for the tulips, but the daffodils are shining brightly.    Over the next few weeks, the rest of them will spout and along will come the azaleas and the day lilies.  We will be into a wonderful spring and the chill of winter will be forgotten.Spring Is Making It's Presence Known In Prospect CT

Hotchkiss Field, Prospect CT, Offering Recreation for All SeasonsLocated at the intersection of Waterbury Rd and Scott Rd, just before the center of Prospect on Waterbury Rd is Hotchkiss Field. This town managed recreation area was a gift of the Hotchkiss family, who donated a portion of their farm for the 'Public Good.'  At all hours of the day, one can find people taking walks or jogging around the oval track. You can see older couples taking their casual walks; younger couples pushing high wheeled carriages as the 'family' gets its fresh air and exercise.  The tracks circle the athletic fields and are set up with a full mile oval with intersecting paths for those that are less ambitious.  Just off the main entrance and parking lot are the basketball courts, where there is always some...

Happy Easter To All My Friends And FamilySpring brings us Easter.  A religious time of year to rejoice in the resurrection of our Lord.  God sacrificed his son for our sins.  For those of us who have this belief, we should take the time to thank the Lord and enjoy this time with family and friends.  Always keep the faith in God. For we Catholics, it is considered a higher day than Christmas.                           Have a Blessed and Happy Easter!                 For my Jewish friends . . . . . . How Do I Win This Bid?  Buyer's Frustration in a Seller's MarketAcross the country, it is a fury of sales created by possibly the pandemic and low interest rates as a result.  With people looking to make their families safe, home sales are in a trend that has not been seen ever. The pandemic has put working people into a virtual job, where they are working from home and not needing to go into their actual place of work to be productive. In fact, people are realizing that they can be more productive working remotely as there are fewer interruptions and distractions from co-workers.This all feeds into the demand for more space or in the case of renters, finding a home of their own and paying rent instead of someone elses' mortgage.   So we start to look for houses only to find that there a...

It's Spring And The Flowers Are Starting To BloomIt's been an unusual spring with warm and cold days and the blossoming of the early flowers has been a little delayed. As I walked round the yard, however, I noticed the emergence of some of the early colors. The purple crocus seemed to be stretching after a long sleep and getting ready for the warmer days. Near by another crocus popped out, but isn't quite ready to show it's stuff. Maybe the 49o temperature has something ot do with it's hesitation. At the side yard, these daffodils did emerge, but still a bit on the small side and some are not quite ready. It's Spring And The Flowers Are Starting To Bloom

Spring Is In the Air  In reading some other blogs this morning I was a bit jealous as others are enjoying the first buds of spring and we are still laboring with cooler temps and a ground that isn't quite ready to release the buds. But we are close:Some of our daffodils have already broken through and with a few more days of warmth and we will have some flowers. But the sign that most stirred my soul was on my neighbors yard, which after all is a little further south than I am, and that made me feel cheery.Spring Is In the Air

How Do You Know When You've Done Your Best?It is often said to just try your best. Well when we have tried our best do we have an internal meter that registers sufficient, partially there or even more to go? At what level is our best achieved?I have been working to get a listing through the appraisal and closing process.  It has had it's challenges but could finally be getting there.  The appraiser called for access and as there have been some unfinished contracts on the house asked for some specifics as the loan was recently changed from conventional to FHA.As we discussed the house he was appreciative of the details and when we were through he offered that I had made his job much easier for the explanations I offered. He further offered that he doesn't always get this degree of cooper...

It's Valentine's Day  A Day To Show Love and Appreciation In general, Valentine’s Day is a special day to celebrate romance and love. It is usually celebrated by giving significant others flowers and gifts to demonstrate affection. It is celebrated in honor of St. Valentine, a third century Roman saint associated with love and marriage. We celebrate it with an exchange of special cards, and maybe a small token of a gift. We don't go out to dinner on the day as we don't like a special menu or to be pushed out before the next shift comes. We will find the time to enjoy that meal, but after you spend enough years together the understanding if appreciation does take over and a special look or touch carries its meaning all too well.Hope all will take the time to express those feelings with yo...

The First Nor'Easter Storm of 2021 in Prospect CT Was a DoozyWe got a significant snowfall over a 24 hour period that left large piles in it's wake. In our driveway I measured 15" of snow with drifts in sheltered areas over 2 feet deep. The storm dropped over 2" an hour at it's height and there were hevy winds gusting up to 40 mph at times. Our back deck was deep as the wind seemd to circulate heavily. It will be a while before I worry about getting out to the back yard to clean up the winter debris. My wife put the christams present I got her lats year to good use.  I found anything else to do so as to not disturb her.We may get a few more inches of the white stuff over the weekend so the sovels can't be put away as yet.The First Nor'Easter Storm of 2021 in Prospect CT Was a Doozy

Patiently Waiting for A Turn To FeedWe are in the middle of an old fashioned Nor'Easter and almost all signs of activity are ground to a halt. Except for the birds coming out to take their turn at the feeder still full of seeds. And waiting for the feeder to clear out a little to maintain proper spacing, even among the birds, one lone cardinal sits in the trees nearby, patiently. We all need to protect ourselves from the cold and proper nutrition is a good way to start. If you find yourself with nothing to do during this storm log onto the site indicated below and look for homes that you might wish to buy. The give me a call and we'll discuss your needs.Patiently Waiting for A Turn To Feed

Prospect CT 2020 Year End Real Estate Market AnalysisThe year 2020 was an unusual year for so many reasons.  With the pronouncement of the pandemic back in mid February of the year, the world watched in disbelief as the virus spread at an incredibly fast pace and affected all ages all over the  world. As business ground to a slow halt, it was a matter of where could one go and how safe would we be.  In the world of real estate, the exuberance of the business that had started in 2019 started to slow the enthusiasm as people became wary of venturing into homes not knowing who was there or their health. Likewise, sellers were wary of having people come into their homes and possibly bringing in a bacterial issue that would infect their families. In spite of this, after a brief pause the marke...

The Prospect CT Christmas Tree Burning is CancelledDue to COVID-19 restrictions the Prospect Volunteer Fire Department won’t be hosting its annual Christmas tree bonfire due. Residents can still drop off their Christmas trees for the department to burn. The fire department will burn the trees as part of a training exercise at an unannounced time. In the past the fire department has burned Christmas trees in a bonfire in January on the field across from the Prospect Community Center on Center Street, and people are invited to attend and roast some marshmallows provided by the town. Due to limits on gatherings, the annual bonfire is canceled. Trees must be dropped off before Jan. 23 and all decorations must be removed.Residents can also dispose of Christmas trees at the recycling center a...

The Time To Prepare your Connecticut Home for The Spring Market Is NowFor people in Central CT looking to sell their house on the market, the time to prepare is now.  The market has been very active and inventory favors sellers, but that doesn't mean the home doesn't need to be properly prepared for that special buyer. This is especially true as even in a seller's market, the competition with other sellers will still be fierce and the best presented, priced home will get that buyer quicker. The best way to start the process is to bring in an agent, or agents, for their evaluation of your home as well as an opportunity for you to interview the agent (s) to help decide which one would be best to sell your home. From the outside, curb appeal is the first impression. The client can often deci...

A Home Inspection Is Not An Opportunity To Re-Negotiate the ContractIn the current active market, buyers need to be aggressive in order to get a working contract on a home.  When there are multiple offers, which is quite common in our aggressive market, the offers get more creative and often less likely to contain requests for seller concessions.Home inspections are performed with the purpose of ensuring that all components within the home are in good working condition also for issues that were disclosed, that all are as offered. Typically, if there are problems that an inspector uncovers it may also be unknown to the sellers. The process is for the buyer to either request the repairs be done prior to closing or if time does not allow, then a credit should be extended.Any request for a ...
