Life in New Milford CT, it is FANTASTIC! We took the grandkids to the New Milford CT Village Green on Saturday for the Festival of Lights, 2012. As we were walking toward the bandstand, in the midst of the green, we heard the countdown and came to a halt. Three - two - one - the trees lit up and my grandsons faces were lit up with surprise and wonder! What fun it is, even if you don't have grandchildren or children of you own, or your grandchildren are far away, this type of event will warm your hearts. You can't help but smile as you watch the faces of the young children! We had a great time, young and old. The fire trucks and ambulances paraded around the green, all decked out with lights and decorations, Christmas music coming from each vehicle. I have to say, it made me proud of our ...

And so it begins.... the Festival of Lights in New Milford, CT will be Saturday, November 24 at 5:30 pm. For the 46th year, the New Milford Green will be adorned with trees running the entire length of the green for the holiday season. Come and be a part of the tree lighting ceremony. The festivities include a visit from Santa, Christmas karaoke sing along and a parade of lights courtesy our volunteer fire departments as well as the lighting of the trees. The trees on the New Milford Green are a big part of my holiday season and have been for many, many years. As we drove up the green yesterday afternoon and saw the United Methodist Men's Group putting up the trees my daughter reminded me of our ritual when my girls were young. We would pile into the car with "Gramma Z" and drive around ...

What better way to honor those who served our country in the military than a visual display? This morning, November 3rd, the Field of Honor comes to New Milford, and will remain on display until December 8th, on the lawn of the New Milford Historical Society facing the north end of the village green. It is quite a site to see. In the midst of the Field of Honor sits our statue of Abraham Lincoln. There is a plaque in front of Mr. Lincoln that speaks volumes even today. The Field of Honor may be for more recent veterans, however it should also serve as a reminder of how division can topple a country and for those who fought during the early years of our nation. It just struck me as being very appropriate. Take a moment and walk through the Field of Honor in New Milford, CT. A fitting tr...

Selling your home in New Milford, CT. What are the most important things to know before you put your home on the market? When I get a call from a prospective seller, the first thing I do is to take a hard look at the most recent local real estate statistics to understand the market at that particular moment in time. I did my October 2012 monthly market report for New Milford, CT yesterday. I was re-reading it today, taking a harder look at what those numbers really represent. Statistics by nature can be very, very confusing and can be read in a variety of ways. I am always looking for a way to really understand a market that often seems to have no rhyme or reason. Perhaps someone who is a statistician will read something else into it, but for me the story is crystal clear. The 5 P's are ...

Here are the most current real estate market statistics for New Milford, CT in Litchfield County. The only way to know what is going on locally is to look at very local statistics. It is said that real estate is hyper local, prices are hyper local, the number of sales are hyper local, job markets that affect our markets are hyper local. You must study the local facts in order to understand what is going on.Our sales are still low. I don't think Hurricane Sandy greatly affected October 2012, a sale or two may have been delayed. I heard of one sale that was delayed because the buyer didn't want to assume any responsibility for damage that might occur because of the storm. But then a seller might have felt the same way and pushed the sale. Who knows. October 2012 single family homes sold: ...

How many homes sold in September 2012 in New Milford, CT? The real estate market is very, very fragile in New Milford, CT. Despite any news that came out nationally saying things are better, the numbers here don't lie. We had less home sales for September in New Milford, we are looking at a growing number of expired listings, a growing days on market for homes that sold. Cut to the chase, what does it mean? I have said over and over again, the housing market in New Milford, CT is extremely fragile. I had hopes that we were stabilizing, but after pulling the numbers and seeing that buyers are a bit on the scarce side right now, I see that we took a backwards slide for September. For buyers, an enticing interest rate, combined with the fact home owners can be tired of waiting to sell migh...

How about this bad boy? He was ever so friendly, although he doesn't look like it in this photo. He was begging me to scratch his hind end, that tail is a pesky place for them to reach. I obliged.... who could say no to something this cute? OK, maybe cute isn't the word... handsome, impressive...   This big boy is a Belted Galloway and he lives at Sunny Valley Farm in New Milford.  They remind me of an oreo cookie, black on each end and white in the middle. I didn't get a good shot of his "belt" as he was certainly not going to turn around other than his head to say... "scratch lady, and be quick about it". The Belted Galloway is a rare breed, actually they are on a breed "watch list". From afar I thought these were Dutch Belted, but apparently not. Still, they are a beautiful breed, an...

I know where I will be tomorrow, helping out at the 20th annual Sunny Valley Open Farm Day! There will be fun for all, tours of the farm, hayrides, animal exhibits, tractor and farm equipment exhibits, (both modern and antique), demonstrations on wool spinning, blacksmithing, maple syrup making, some craft demonstrations and hiking the farm. Plus there will be food on hand to buy, if all the fresh air and fun makes you a bit hungry! The weather is supposed to be fairly good tomorrow, but they say the event is rain or shine. They do suggest if it is raining you should call them at 860-355-3716 for recorded information.(I am hoping they put me somewhere near the cows... but who knows.)Sunny Valley Farm is part of the Nature Conservancy. Sunny Valley Farm has been an important part of our a...

What is happening in the real estate market in New Milford, CT? Let me preface my report with a very important fact. The National Association of Realtors® (NAR) has released a report that says home prices, sales and housing starts are up. This is very, very misleading. NAR forgets to tell anyone that real estate is HYPER LOCAL. What happens in from state to state, county to county, city to city and town to town is very, very different. If I pull stats for Litchfield County instead of for each town, the picture is very, very different. So, how is the real estate market doing in New Milford, CT?The latest numbers show the number of sales to be stable, yet housing prices are down. In August of 2012 there were 23 single family homes sold in New Milford, CT. NO change from July of 2012. Augu...

I came across this cow yesterday, she is named "Save the Mooosic". She sits outside of the once milking parlor at The Silo in New Milford, CT, where I was yesterday for the opening of the show Inspirations. The reception was fantastic, I was very impressed with everything. If you didn't make it to the opening reception, you still have time to get up there and check it out! I wandered around inside the gallery, got a tour of the cooking school (oh my that food at the show was deeee-licious by the way), then meandered outside for a bit. That's when I saw her.... A colorful head poking out of the bushes, I had to get closer. Isn't she a beauty? I do believe that is Skitch Henderson on her side. After all, The Silo and Hunt Hill Farm was the beloved home of Skitch for years, until his death...

Looking for inspiration? How about being inspired on Saturday, August 11? Head to The Silo Gallery at Hunt Hill Farm in New Milford from 3-5pm, for the opening reception of Inspirations, free to the public. Inspirations will highlight three wonderful artists. First is our very own Rich Pomerantz. The photos on display are a celebration of life, these particular photos have been at the Birthing Center at New Milford Hospital. Rich has a very special eye, these are wonderful photos of life at the beginning. Of course, for this special event, Rich will leave his real estate hat at home, and will be wearing his photographer hat. Rich has an amazing eye for photography, his work has been featured in National Geographic, in many garden magazines, all over actually. (When Rich joined our team,...

Short sale, foreclosure in Litchfield County, Connecticut. I read a post this morning by Jon Zolsky of FunCoast Realty in Florida. In his usual entertaining style, Jon wrote about a woman who called him screaming because her lender came after her, following a foreclosure, with a deficiency judgment. Her accountant told her she would be better off with a foreclosure rather than a short sale. You can read Jon's post here, "Can I Settle With Underwear?" WHADAYA MEAN I GOTTA PAY THE LENDER BACK???? Jon's post really got me to thinking, how do people get their information? I know people who ask my opinion, and the opinion of anyone around, until they get the opinion they want to hear. I Google for information. I ALSO TAKE IT WITH A GRAIN OF SALT!  If it is legal information, I certainly ask ...

Litchfield County Real Estate, there are no stupid questions, really. "I know this may be a stupid question"... my response to that is "there are no stupid questions". Really. One may think that we haven't been asked something before, but usually we have. For instance, this question has been asked on more than one occasion by a person selling a home. Usually they whisper this question to me, feeling very embarrassed that they even have to ask it. HEY, I have heard it before, I will hear it again. When do I have to move out of my home? Before the closing? If so, how much before? Can I wait till after the closing? The buyer will do a walk through before the closing to make sure all is well, as agreed upon. My preference is to do the walk through a few hours before, sometimes my buyer will...

Litchfield County Real Estate Question of the day... What are YOU doing here? My associate, Liddy Adams, attended a closing. Not an unusual occurrence for us, or for most agents we know. We attend closings, for our buyers, for our sellers. As she walked in the door, the sellers attorney looked at her and said.. "What are YOU doing here"? He made reference to her commission check, that he was intending to mail it out to her. (Well, since you are here, I suppose you can have it now...) But that is not why she was there. When Liddy was my broker, it was expected of us, she demanded that our client have representation by their agent at the closing table. If the agent couldn't attend, she went as the broker. End of story. It is a work habit that has done me well and I thank her for that. In ...
