Single family home sale prices in Madison remain the highest along the shoreline of New Haven County but sales volume dropped substantally.  Typically around 80 homes sell during the prime spring months of April, May and June but with only 49 closed sales this year is the slowest of the decade. My last two buyers only wanted to see homes with 1st floor master bedrooms ... yes they were early stage baby boomers. In our local market of Madison CT finding a home with a first floor master usually means a ranch or a cape style home and probably one that was built several years ago. ... in other words the supply is limited. The "Over 55" active adult home that feature a first floor master bedroom has not really appeared here yet probaby due to high land prices. There is an outside developer trying to build one such development here in town called "Madison Landing" however they have been held up for several years up by a local community group siting environmental concerns.  The Madison Turkey Trot is coming around for the third time since I started my latest fitness routine. Over the years my workout was typically confined within the walls of a gym and cardio work was never much of a priority.  Oddly enough when I began my real estate career my exercise routine suffered for a few years as I fell into the all work trap.In the fall of '05 as my weight crept up to a new high I began walking with one of the women in my office and our goal was the completion of the two mile walking race at the Turkey Trot.  Well that Thanksgiving morning didn't work out as we'd planned.  The first snowfall of the season left a few inches of ground cover and Jane slid off the road before the race. Since we've passed June 15th now, I thought it would be a good time to take a moment to review the current offerings of condominiums in Madison.  Right now, 25 condos are actively being marketed.  For $264,900 one can purchase a free-standing, 5 room unit in close proximity to Hammonassett State Park.  Two units are available at the "Mews" - one at $700,000 and the other at $748,500.  This complex is conveniently located to town and East Wharf Beach.  A total of 16 units are for sale in the $300,000 to $400,000 price range - a great variety for buyers to choose from.  Strathmore Farms offers life on the Hammonassett River, and is where you can find an almost 3,000 sq foot unit for $869,000.

The Madison Farmers' Market opened yesterday and was well attended.  The market will run every Friday from 3 to 6 now into October.  Vendors were marketing a wide variety of local products:  Jam, preserves, pies, plants, vegetables, fish, meat and bread.  Something for everyone - stop by and check it out!

has added 15 new listings to the market this week.  Prices are varied, and range from $395,000 to $1,595,000.  One is new construction, located and offered $799,000.  Another home offers views of Fence Creek and is priced at $998,000.  At the time of this writing, no homes were "under contract" or had "closed" yet this month.  I'll keep you posted!

On Saturday April 21, 2007 the Connecticut Shoreline lost the King of Tampa Bay.  Dave Parcells died competing in his first choice sport, swimming - in Tampa Bay.I don't recall when I first knew Dave, maybe 1st or 2nd grade, we grew up in the same area of West Haven and attended St. Louis Parochial School.  The school contained only one class for each grade from 1-8 so we were classmates for years. The little kid from the schoolyard grew into a man of achievement.  As with many kids from the neighborhood you loose touch as people grow and head in different directions.  Coincidentally Dave was the race announcer at my first event in Madison a few years ago.
