Hamden has one of the most active real estate market's in the state over the last 90 days, it ranks 6th out of 169 towns in the number of single family home sales. The number of transactions is important because it provides an indication of how well a community is perceived by the market. The home buying public likes Hamden, it has plenty of shopping which is easily accessed from the most densely developed areas as well as easy highway access. Dan Malloy took the oath of office on January 5th to become the first Democratic Governor elected to office in the state of Connecticut in twenty years. He took the oath of office at the William O’Neill Armory in Hartford, Connecticut. Happy Earth Day! After a tough winter, we in Connecticut have been rewarded with an extra month of Spring this year. Everything has greened up at once. We gardeners are thrilled, although, we wonder what is going to be left to bloom. It's only April 22nd, and already we have seen the early rhododendrons, the azaleas, the tulips, the lilacs and even the trees in bloom. We are almost a month ahead of schedule. I don't remember an earlier Spring in the 25 years I have lived in Connecticut. No complaints here, other than lots of sneezing. We love nature's show. I have been walking around my neighborhood of Whitneyville in Hamden the past hour, enjoying the weather and saying hello to people walking by. We saw a significant jump in inventory this quarter, as the temperature started to improve. As of this morning, there are 252 single family listings in Hamden, of which 41 are on "on deposit/continue to show" status. The bulk of the inventory (95 homes) is priced between $200-$300,000. Of these listings, prices have been raised on only 6 homes. There are fewer price cuts, however, probably in anticipation of a good month for sales in April. Buyers have 30 days to make their choices and get a house on deposit to qualify for the first time homebuyers tax credit of $8000. Of the 74 properties sold since January 2nd, 27 are short sales or bank owned. 65 homes sold in the same period last year. The picture is looking rosier. The inventory is still low in Hamden, about 200 active listings, even as we march towards the April 30th deadline for first time homebuyers' to be eligible for the tax credit. I took a look at what has sold in town since January 2nd, and found that 46 single family homes have closed year to date, vs 36 in the same period in 2009. Of these, a sobering 20 were bank owned or short sale properties. These short sales statistically brought down the average sale price in town to $135.29 from the mid $150s at the end of last year. This makes sense, as bank owned properties are priced lower and often need lots of expensive work to shine them up again. The average days on market was 100 days. There is no inventory! As of this morning, there are only 148 active listings in our town of over 60,000 people. Another 19 single family homes are on "show" status, indicating that there is a contract on the table, pending financing and other contingencies. Anyone looking for a home in town, has very little to choose from in any price range. The bulk of the inventory is priced between $200,000 - $300,000, with the averaging listing price of about $250,000. $300,000 can buy you a three bedroom, two bath, 2000 square foot home. On Sunday morning I looked out of a second story window at home and saw something sparkling in the distance, where Quinnipiac University is building the new 250 acre York Hill Campus in Hamden. The sparkles were coming from the new "windmills" which the university has erected to generate power for the campus. On Monday, I decided to check things out. A few months ago there was only one windmill, and now it looks like there are a dozen or more. As you can see, there are no blades on these structures. They are verticle axis turbines, manufactured by Mariah Power. Not only do they have a distinctive look, their design allows them to run silently. There will eventually be 42 of these 40' turbines at the site, adding architectural interest to a garden below. It should be a fascinating gather...

Had a nice leisurely Sunday today, and since Columbus day is holiday here in CT, we get another Sunday tomorrow! We did two enjoyable activities in town today.  First I had a nice nature walk with my two younger children (10 year old twins) on same land of the Hamden Land Conservation Trust (http://www.hlct.org) that they have helped to protect from development.  It was informative and beautiful.  We had some great views from the ridge line we were on, only wish I had some pictures to share!  The fall foliage is starting and it was such a clear day, and we met some nice folks from town. There is a spot on New Road that has been a favorite with locals for centuries. It's Clark's Pond, a calm oasis in a busy part of town. Today the Pond is bordered by Quinnipiac University. Early Fall in Hamden is a magical time. Nature provides the perfect backdrop for our town. We all feel energized by the cool, crisp air.
