Today I ran into a series written by an up & coming runner and a downhill racer by the name of Beth Forbes but the Re-Blog feature didn’t allow me to alter the title so I will do it my way and add the occupation of Realtor. The Real Estate Agent plays many roles in a transaction involving the sale and or purchase of property and the duties vary during different stages.  Here I will use the example of a prospective Homebuyer that contacts the Realtor and would like to see one of the agent’s listings. It is very rare that the prospective Homebuyer will love that first house and write up an offer but it is often the start of a three to six month relationship between the parties.  Initially the Realtor will ask some probing questions to determine how best to serve the prospect. The Real Est...

The Guiford Connecticut Agricultural Fair will be this held this weekend from September 19-21 at the 30-acre Hunter Farm off Lovers Lane.  The Guilford Fair was established in 1859 and is the 2nd oldest agricultural fair in the State of Connecticut. This is one of my favorite fairs to visit in Connecticut which attracts record attendance each year and this year will be no exception.  You can spend an entire day at the Guilford Fair visiting a variety of exhibits for livestock, arts & crafts, needlework, baking, canned goods, flowers, fruits and vegetables just to mention a few. Come hungry because you'll find the largest selection of quality vendors serving up the finest food to whet your appetite.  Then take a stroll through the carnival midway where you'll find rides and games for all...

Leaving the heat of the city for a day at the shore is now a whole lot easier with Eastbound Trains to Guilford, Connecticut.  Folks from Manhattan typically think of New Haven as the end of the line but effective on the 4th of July Shoreline East added convenient connections that leave Union Station minutes after the arrival of trains from Grand Central that will deliver passengers to Guilford. There are many activities within walking distance of the Guilford Train Station.  Walk less than 1/4 of a mile to step back in time while you wander the grounds of the oldest house in Connecticut.  Now a museum the Henry Whitfield House was constucted of stone around 1639. Continuing in a northward direction about a half mile will bring you to the Guilford Green.  Considered one of the most pict...

GUILFORD - "This town, the seventh oldest, was founded in 1639 by an oppressed but optimistic band of English Puritans.  Henry Whitfield, a minister in Ockley, near London, was the moving spirit behind their emigrations. About forty of his friends and sympathizers formed a joint stock company to sail across the Atlantic. They were mostly young and energetic men, farmers, well-educated, and all of them persons of high standing in their community.  In a deed of sale dated September 29, 1639, the Whitfield Company purchased the lands between Stony Creek and East River from the Squaw Shaumpishuh, Sachem of the local Menunkatuck Indian tribe. Whitfield's stone house at first served as a fortress and meeting place. Guilford Green was inspired by the typical 17thcentury English...

Single family home sale prices in Guilford tumbled nearly 15% during the prime spring market of 2008. This is similar to the downturn seen in North Haven but both of these towns have a diverse housing base with many lower priced homes that are attractive for first time buyers.  Mid-priced homes remain sluggish while lower priced homes are selling. Second Quarter of 2001 :   108 homes sold with the median price of $295,000 Second Quarter of 2002 :   111 homes sold with the median price of $359,000 Second Quarter of 2003 :    99 homes sold with the median price of $369,900 Second Quarter of 2004 :    92 homes sold with the median price of $399,500 Second Quarter of 2005 :    83 homes sold with the median price of $485,000 Second Quarter of 2006 :    87 homes sold with the median price of ...

In our expanding world economy Real Estate is still primarily a local business. Many people remain tied to the same geographic area where their friends or family reside and typically limit their search territory for a new home to a handful of towns. When people need to relocate they normally don't think of their local agent as a resource in the new destination. As part of my ongoing effort to deliver service above and beyond the average agent I have been expanding my network of Realtors around the country. Unlike many agents that offer to toss your name into a Relocation companies hands for placement I have chosen Real Estate Agents that I know are reliable and meet my high expectation. Before leaving New Haven County and venturing out on your own into a new territory contact me and hopef...

Whether you are considering a move to the Connecticut Shoreline or are currently a resident of Guilford you undoubted want to know all about the school system.  The property values of real estate are affected by several factors and the quality of public school education ranks high on the value list.Unlike the majority of towns in Connecticut that use a 3 tiered educational system consisting of Elementary, Middle & High School levels Guilford breaks it down into four steps.  Youngsters entering Kindergarten will attend the elementary school though grade 4.  In fifth & sixth grade they move to the middle school and switch again to another junior high level middle school for 7th & 8th grade.  Enrollment within the Guilford Public School system is approximately 4000, with just under 600 att...

The First and Last Tavern recently opened in Guilford.  It's located in the building where the Rio Grande Restaurant formerly occupied.  First and Last has other locations in Middletown, Hartford, Avon and one in Maine.  We picked up our pizza to go and were pleased with our selection.  Looking forward to dining in next time and happy to see a new place in town.
