Last weekend, we held a client event at the Bria Day Spa in Glastonbury.  I provided delicious cupcakes, champagne, orange juice and a fruit bowl.  The owner of the spa offered my clients a discount for their spa services on that day. Needless to say, we had a nice day chatting, laughing and, of course, relaxing.  The spa was lovely and, so were, the staff.  We left that event feeling renewed, refreshed and ready for the weekend.  My attendees liked it so much, that we are planning another spa day event in the fall.   As many of us search more and more online, through the internet, there becomes a greater chance for misinformation also. Now, this is just my opinion, but it's based on seeing at least 2 blogs a week now that has wrong information within the topic of discussion. I am seeing this even more so when it comes to FHA loans. What disturbs me most is that if we don't question the author of that blog, those reading it will believe it and spread that information as the bible per se. I even went as far as to send an author of a blog on AR, telling her that she was incorrect and that she should change her information. I just spoke with the REA, Tommy Evans, Century 21, Glastonbury, CT, regarding  a house that my company, Glastonbury Home Staging had staged, he had 4 offers in 4 weeks! I am thrilled for the seller. This  unique home, a split level contemporary in Glastonbury, CT an area that has more traditional home, lots of center hallway Colonials. Two weeks ago, the seller said they had over 35 showings and 3 offers. I believe this is because the home showed well in the photos online, and because of the staging. If I do say so myself! This was the first time this agent has had one of his listings staged, so I am really happy about the time frame and number of offers. I was not surprised though, I felt so good about everything, I was just waiting to hear how quickly it would sel;l not would it sell...

The Glastonbury market median sales prices were virtually unchanged from 2007 to 2008, moving from $390,000 to $388,000. The number of houses closing decreased by about 15%, from 374 sales in 2007 to 316 sales in 2008 (based on Multiple Listing Service statistics as of January 31, 2009). For the successful sales in 2008, median days-on-market was just 43---well-priced & well-marketed homes continued to sell! The median list price of sold properties remained at $399,900 for both years. The range in prices buyers paid to live in Glastonbury in 2008-- $150,000 to $2,100,000. As January 2009 comes to a close, there are 133 single-family homes available to purchase. Glastonbury Market Report for Last Quarter and 2008 Comparison to 2007    Residential  9/1/2007 -12/31/2007 compared to 9/1/2008 - 12/31/2008   Comparing the last quarter of 2007 to 2008 there was not too  much change as far as number of sales.  There were 94 in 2007 compared to 91 in 2008.  Median sale price was down 7.7%, from $370,000 in 2007 compared to $345,000 in 2008.  Days on the market went from 39 in 2007 to 34 in 2008.  This figure can be deceiving though , since it does not take into account homes that were on the market and expired and then relisted. 1/1/2007 - 12/31/2007 compared to 1/1/2008 - 12/31/2008 Looking at comparisons for the year, sales were down 15.6% from 2007.  In 2007 there were 374 closed sales and in 2008 there were only 316 closed sales.  Overall prices we...

Yes, you can imagine the pressure:)  Buff's favorite holiday, the Coach is from Ireland!  He even runs a contest among us Clubnetters, just to see how competitive and resourceful we can be.  This year, I have a goal of 100 popbys for this holiday.  I have given out 20 so far.  I wrap them up and label them at night, place them in a big box, and then place the box in the back of my Toyota 4 Runner for delivery the next day.  While I am out and about, whether doing errands, showing homes or taking a listing, I am sure to keep aware of my clients and contacts that are nearby.  Sometimes they are home, and sometimes the popby is left beside their door.  I follow-up in the early evening with those who were not home, to make sure they found it.  My popby gift this St. Patrick's Day is a small...

The snow has stopped, we are shoveled out and ready to go for the morning!  I have a new client tomorrow and I am excited to show him homes.  He is so excited and enthusiastic, that he just makes me smile.  In our buyer client meeting I asked him to list why he wants to buy a home, sense of urgency, and what type of home would he prefer to find.  Pretty funny, he said he hated paying rent and was hoping to find a home that was clean and had a garage.  Did this buyer just fall from heaven?  The banker has him pre-approved, the weather is cooperating and this weekend, I hope we are able to find him his new home.  This young man was referred to me by a client.  A client, who was, also, a joy to work for.  How nice to continue building my business by referral.  I am happy to serve. J    One of the things I love about my hometown, South Glastonbury, CT is it's rich history. We celebrate it throughout the year with various events and have one coming up this weekend.Out the Back Door, a house, garden and farm tour presented by the Historical Society of Glastonbury and Glastonbury Partners in Planting. The tour runs from 1-6 p.m. and will feature 24 different attractions including gardens, farms, barns, tobacco fields and a private cemetary. Tickets cost $25 in advance or $30 the day of the tour. Market Report for Glastonbury for May 2007Residential There are 197 active listings in Glastonbury up to the end of May, compared to 173 active listings in April.  There were 73 new listings that came on the market in May, 49 deposits were taken and there were 33 closed transactions with an average sale price of $384,885, an average per sq.ft. sale price of $183 and an average of 57 days on the market.  Compared to the month of April, closings were up from 25 to 33, average sale price went down from $411,412  in April to $384,885 in May and days on the market went from 55 to 57.  In May of 2006 there were again 33 closed transactions with an average sale price of $412,964.  The average sale price for May 2007 compared to May 2006 is down by 7.3 %.  There appears to be about a 4 month su...

Glastonbury Market Report for April 2007ResidentialFor the month of April there were 43 new listings, 28 homes went under deposit and there were 25 closed transactions.  The average sale price was $411,412 and the median sale price was $365,000.  Homes sold for 96.87% of their final asking price and were on the market for an average of 55 days. There are 173 homes actively on the market.  Looking at the absorption rate, there is a 6 month supply of homes on the market.  In April 2006 there were 31 closed transactions with an average sale price of $419,838 and a median sale price of $360,000.  Homes in April of last year sold for 96.97% of their final asking price and were on the market an average of 44 days.   Prices seem to be holding steady, although homes are remaining on the market ...

Market Report for Glastonbury for March 2007 and the First QuarterResidential There are 171 active residential listings on the market in Glastonbury.  There were 60 new listings in March, 42 homes went under deposit and 25 closed sales.  The average sale price was $470,102 and the median sale price was $420,000.  Homes were on the market for an average of 51 days and they sold for an average of 97.9% of their final asking price.  Compared to last month deposits were up from 25 to 42 and closings were up from 15 to 25. Looking at March of 2006, there were 30 closed sales with an average price of $ 407,527 and an average price of $355,000.  Days on the market were exactly the same.  Based on these comparisons, closed sales are down 17%, but the average price is up about 13%.1st Quarter 20...
