A couple of weeks ago I wrote about networking and making the best use of your time.  Hopefully some of those tips were helpful.  If you are becoming more comfortable with being out and about, what is the next step in helping your business grow?  In the city I live in, Las Vegas, you can pretty much network 24/7 every day of the week and a lot of it is Free or inexpensive, i.e. $10-$20 fee to participate.  How do you decide if "joining" a networking referral group makes sense versus going to various events that do not require a membership?  I am constantly receiving emails,  LinkedIn and Facebook invitations to events that occur on a regular basis but do not require a membership. Some cater to a younger audience, some cater more to women - it pretty much runs the gamut.  What to do?  Fr...

It was another banner week for Treasuries and mortgage rates. A number of concerns regarding the global economic picture kept money flowing into the safe haven of U.S. Treasuries.  In addition, a number of weaker-than-expected economic reports proved once again that we have a long way to go before we can say, "It's over." On Monday the G20 nations pledged to cut deficits drastically.  This cultivated fear that huge deficit reductions could slow economic growth, and heavy buying in Treasuries followed.  The yield on the benchmark 10-year note, which moves inversely to price, fell to 3.03% from 3.11% the previous Friday. Data on personal income/spending for May were released.  Spending was up 0.2%, while savings rose 0.4% -- the highest level in eight months.  Income also rose 0.4%.  But ...

I hope that all of you are enjoying this beautiful, sunny, Father's Day.  The weather, here in Connecticut, is warmer than usual and we are thrilled to have it.  Good for picnics, going for walks and for swimming!   It made the day, more fun and with more choices for Dad to enjoy himself. I delivered my Father's Day popbys to my clients and friends.  They were barbecue sauce and a screen tent to place over food, wihile it's waiting to be cooked.  Very well received by my Dad clients and friends.    This past Easter, there was only my mom and myself for dinner.  With this, I couldn't see cooking a huge meal.. so we opted to go out and eat.  Now for the question of ...Where?  We were looking for a place that was serving a buffet.. not a sit down dinner.  This way we could take our time and not feel rushed.  We were looking for a place that had a relaxed atmosphere, but at the as time had an upscale ambiance.  Most restaurants were closing at 2pm, which made it tight when you attending church. The Glastonbury market median sales prices dropped 16% from 2008 to 2009, moving from $388,000 to $325,000. The number of houses closing was stable, from 316 sales in 2008 to 313 sales in 2009 (based on Multiple Listing Service statistics as of January 26, 2009). For the successful sales in 2009, median days-on-market was just 42---well-priced & well-marketed homes continued to sell! The median list price of sold properties decreased almost 13%, from $399,900 in 2008 to $349,000 in 2009. The range in prices buyers paid to live in Glastonbury in 2009-- $101,500 to $1,200,000 (in 2008, this range was from $150,000 to $2.1M).  The recession was buffered by the first-time buyer's tax credit, making it easier to sell more modestly-priced properties! How to settle a collection account: Part 2 of a 3 part series In Part one I went over validating the debt.  Now what?  Let's assume 45 days has passed since you certified mail your letter.  You are going to find that 80% of your validation letters go unanswered.  If the collector failed to respond to your validation request, you want to send them another certified mail letter stating that that have violated the Fair Debt Collection Practices Act by not validating your debt within the required 30 day time frame and as such they may be subject to a $1,000 fine.  Also send them a copy of the original letter and your documentation that it was sent certified mail to them and received. Comparing the Glastonbury market median sales prices for the first half of 2009 ($320,000) to the corresponding period for 2008 ($392,300), the 18+% decrease is significant. This does not mean that everyone in town has lost 20% of the value of their houses; there are many indications that buyers in Glastonbury this year are choosing to be conservative, buying more modestly-priced properties. There are also more modestly-priced homes for sale in town. If we look at the median sales, by price paid, we see that $320,000 in 2009 bought 119 Spring Street, a restored antique colonial with 2,100 sf, 8 rooms, 3 bedrooms and 2.1 baths on a .35 acre lot with a 2-car garage. The Glastonbury market is looking better in May 2009 compared to May 2008 (but still is far behind year-to-date numbers for 2008)! There were 46 deposits taken during the month of May. The activity varied by market segment, with more sales of homes priced under $450,000 (28 this year versus 16 for the same period last year).
