It is exciting to be considering moving out of New York state or even New York City into the suburbs. The greater Danbury area is one of the best kept secrets in the tri-state area.  Due to quality homes, reasonable properties taxes and more, this area is growing as an alternative to nearby Westchester & Putnam County,New York.  There are several things to think about when planning your move up.Commute tolerance: Some parts of the Greater Danbury can be within one hour of tip of the Bronx , other parts can be up to two hours away depending on exact location and traffic. Generally speaking, the closer to New York City you get, the more expensive the homes are going to cost you. You should also plan on driving, rather than relying on public transportation. On some of the border towns with...

Due to the size of Danbury,CT & the large development that has shaped our fair city, there have been a number of homes that have been in essence copied from one part of town into others. They lead to a number of great condos or townhomes for owners to call home. They include: Park Brook, Park Ridge & Lakewood-All of which are located in the 06811. Offering both ranch & two story units, residents have access to their on-site pool and good parking. Sterling Woods II was the base for many units to be duplicated in other projects. Their 'twins' include Arlington Woods, Briar Woods & Kensington Woods. Also the homes at Enclave at Danbury have very similar features to these homes as well. One thing to note, only Sterling Woods II & Arlington Woods have the style of home where the garage is ac...

As your real estate agent, I am not involved one bit in your finances when you would be buying a home. Your loan officer or mortgage broker, on the other hand, will be knee deep in your finances. I only need to know that you qualify for a mortgage, how much down you would be planning no downing on the house and that's it. I would also need to know if it is a conventional mortgage or fha. We would need to get that upfront before we go house hunting, as  When we find the right home, the offer does get accompanied with your pre-approval or pre-qualification letter with the offer, so the home sellers know based on the information you have provided to the lender that you have been determined at this point that you can qualify for a mortgage. When are you selling your home, I don't get to know...

When you are purchasing a townhome in CT, there is a standard contingency. In addition to the normal stuff a home buyer would ask need, including a satisfactory building inspection, getting a mortgage, clean title & formal contract of sale and the house appraising, the sale is also contingent of the buyers review & approval of the by-laws and resale package. This is paperwork given to us that is ordered by the attorney's office from the property management company. It is typically ordered once the building inspection is complete and after right the formal contracts have been signed. It is never ordered from the offer is submitted by the home buyer. This is different than the condo questionnaire that your lender does need as part of the mortgage process. The by-laws and resale package tell...

Each individual property and home owner determines the way showings are handed for the sale of their home in the Greater Danbury & Candlewood Lake area of Western Connecticut. There are some basics that I keep doing for all my the properties that I have represented over the years:-Each home must have a lockbox on. It does not have to be out all the time if you are not comfortable with it. Only licensed agents can use it and it is not a combination that can be possibly broken into. Agents can only access the unit with their registered & secured program on their cell phone.  -The sellers, if still living in the house, will only be contacted me for all showings. They will not get calls or text messages from other agents for notifications of showings, the inspections, bank appraisal coming ...

When you purchase or a sell a home in the state of Ct, you will need to engage a real estate attorney to represent you for the closing. They are responsible for performing the title search, preparing the formal contact of sale, holding the earnest money deposit & contract funds, working with the lenders to prepare the final closing numbers, releasing and recording the documents of sale at the town municipalities, obtaining any homeowner association paperwork and much more. Both  the home buyer and the seller have their own separate attorney. Typically, the home seller has the first pick & should engage their attorney prior to the listing the house. The attorney can review the offer paperwork prior to getting the final signatures. The home buyer generally selects on right after there is ...

As a real estate agent serving the Greater Danbury area, it is my goal to help my home buyer clients purchase their next home My clients ultimately decide on which property they would like to purchase, and how much they would like their offer to be on a home. It depends on how much you want the house. Most homes are generally selling between 97-98% of their final asking price. To prove to sellers that you are serious about their home, I would recommend home buyers start their offers at about 90% to kind of feel the sellers out, based on my experience. However, before making the offer, I prepare a formal market analysis on the home to see about where the home should sell for. I also examine the tax record of the home and review the property history. We would need to take more about a stra...
