There are several apartment complexes in the Greater Danbury Connecticut area. These are different than condos or townhomes, as they are privately owned by an investment company, an LLC or a business group.  Apartments are only rentals. They have different rules and regulations than condos. Some may allow short term leases and sometimes offer move in specials with lower than customary move in funds. They tend to have their own criteria for evaluating tenant applications, their own lease and pet rules & restrictions. They also don't typically work with outside brokers, as they are staffed with their own leasing consultants, which means prospective tenants need to go work with them directly for property information, viewings, etc. Here is a list of apartment communities that are located w...

When you are purchasing a townhome in the Greater Danbury area, one thing to consider is your budget. Part of your budgeting for a property would be any any applicable home owners association dues. They are typically for condominiums or townhomes, but there also can be for single family homes,if there is a private road or if there is lake access. When you are considering the purchase of a townhome or condominium, think about these items when you would be purchasing-Does the common elements look well maintained?-What is included in the monthly dues?-Are there assessments? If so, how much, for what project and for how long?-How has the sales record been in the neighborhood?-Are you aware of any issues?-If you have owned a single home recently or on the past, think about how much over the ...

Having worked with a number of home sellers over the years, I tracked where they go.It can be tough to leave home and start a new chapter of your life. Serving the Greater Danbury & Candlewood Lake area over a decade, Jonathan Hall of William Pitt Sotheby's International Realty is ready to help with your move. A good amount of home sellers decide to stay locally. They either upgrade, downsize or rent before deciding on what to do next.In some cases, I have had the children sell their late parents home & when sellers have relocated to area assisted living facilities. We do a good number looking to move south, Florida, the Carolinas., Arizona or Delaware.A lot of 'baby boomers' are choosing those areas to due to climate, home affordability or better tax situation. 1 I think too much about everything all the time.2. I don't eat eggs, beef, red meat or drink beer. Everything else is pretty much fair game.3.I always have to drive with pretty much no expections. I'm not a good passenger.4. My brain is always spinning at 100 miles an offer, wondering whats next even on off time. 5. I still ride around music blasting and speeding, but not as much as I used too. I don't that when I don't have customers in the car, which almost even happens.6.I'm kind of boring with no tattoss, piercings or dyed hair.7. I always feel the need to go away for my birthday due to the cold weather to somehwere warm, but haven't done that yet.8.I never got to on anywhere fun for spring break in college. For the last couple of years, I was able to do. This year I didn't and I f...

Marketing time in Danbury,Connecticut does vary by the price range and property type for selling your home. In addition to that, the data is gathered through the multiple listing service, which each individual real estate agent is obligated to update their listing for under deposit & in contract. The market time is not reflected automatically of homes that were re-listed after their previous contract was up or if the property went under deposit & fell through or if there were offers previously that were not acceptable to the home seller. Another factor that could play into the factor on the days on the market if the buyers for the listing have to get an acceptable offer on their current home in order to purchase a sequent property. Based on the sales price, here is a chart reflective of...

I do work very hard from my home sellers in the Greater Danbury area.  As a full time real estate professional, he is one step ahead of the real estate market in order to assit clients with their real estate goals. Home owners invest their trust in Jonathan Hall's knowledge, exprience and marketing plan to help them achieve the goal of the sale of their home in a timely manner.Several of his past home sellers clients have been quite fortunate. They were able to accept an offer on their home without ever reducing their asking price. Here are some of the properties that he has represented in the past.-27 Crows Nest Lane #10K, Danbury CT-14 Westminster Road, Danbury CT-27 Crows Nest Lane #12-G, Danbury CT-31 Boxwood Lane, New Milford CT-27 Crows Nest Lane #12-H, Danbury CT-46 Golden Hill R...

Multiple offers are starting to become quite commonplace in the Greater Danbury,CT area. It seems to be happening for most single family homes in Danbury,Bethel or Brookfield for under $350,000 or townhomes up to about $250,000. What should you be doing if you find yourself in this situation:As a home owner, it can be a good thing if you are working with an an experienced real estate agent. With multiple offers, this means the seller should expect buyers to give them very close to what their asking price is, if reasonable, if not higher. Strike while the iron is hot. I recommend giving all interested parties a change to submit there over, but encourage a deadline date where no more will be presented.I would not only look at the asking price. Consider the buyers requested additional term...

Home sellers could be leaving equity on the table & or take a longer time to sell if their home is ready for buyers to see it. Your Danbury,CT area home doesn't have to be HGTV ready, but presented to the open market in a clean and organized manner. You won't go try to sell your car if you haven't clean the inside, brought it to be detailed and the oil changed before you start to advertise your car being for sale. Why should the sale of your home be any different? However, it is even more important to put in the work for your home, your largest asset. As part of the service that I provide to the owners, I offer to go through the house with them once they agree to work with me to evaluate what should be done prior to photos. I only do that after I have the listing contract done, because I ...

There are several steps that goes with the sale of your home in the Greater Danbury,CT area. It starts with hiring the right estate professional to market & work for you. The next item would be signing all the agreements to officially all of the listing paperworkOnce the paperwork has been signed, I go through my clients home with them & discuss any 'to do' items or straightening up that should be done prior to the listing. I discuss with my clients about how long it would take them to complete the list so I can schedule the photographer. From there, the next step would be arranging for the photography and then the marketing plan would go into effect. I'll be happy to discuss the personal marketing stratgery for your home in person, as each home is different. We do offer a number of grea...

As part of the home marketing progress, there is an option for home sellers to elect to schedule a public open house. It would be typically done on a day on the weekend usually 1-3, 2-4PM or 12-2PM. It would be hosted by the listing agent or a representative from their firm & any body can come into the house to take a look, even if they are not even in the market or in a financial position to qualify for the financing needed to purchase a home. However in some cases, there could be well qualified clients that might want to see the house at their own leisure & don't either have real estate agent working for them at this time or don't want to schedule a private showing with their own real estate professional. We never know who is going to be going through the doors. No matter who would be...

As a real estate professional, it is my goal to understand the wishes of home buyers and sellers. Both parties are in transition, the home buyer looking for a new place to call home or relocate or, and the home owner that has to move on a new stage in their life or new area. It is a major investment when you are looking to purchase a home. Home sellers also need to obtain an complete & accurate evaluation  market review in order determine a realistic goal. In order help both sets of clients, I invest a considerable amount of time researching and evaluating properties. This includes reviewing the listing history on the multiple listing service, tax records, prior sales of the property and more when putting together the numbers for clients. In addition to showing prospective clients homes...

A typical closing is generally about 60 days or so from the day the signed offer is. It typically can is no longer than 90 days, due to the buyers mortgage rate lock. In some cases, for a short sale property, the closing date is left open-typically 45 days upon short sale approval & most of the time there is an addendum that locks the buyer into the property for 90 days.  There are other things to think about when setting the closing date.  We don't have an exact date until about a week and a half prior to the exacted date. Home owners have to be out of the house at the time of the closing. In some cases for if the buyer is planning on purchasing your home for cash, it can be as short as 3 weeks if you have already moved out. Be flexible since the date on the offer isn't exact & sometim...
