My office has a strict policy on credit reporting for rentals. When our office represents the owner of a property which is being rented out, either my office's 3rd party vender has to check the tenants credit check or the real estate agent that does represent the tenant has to have the credit can by their office. When my office repesents a tenant, all tenants over the age of 18 years that will be living on the property has to have their credit ran through our third party vendor. This is no exceptions to the policy. Even if their in applicant that will require a co-signer as part of the negotiations, both the applicant & cosigner need their credit pulled. As far as obtaining the credit, we use a 3rd party vendor. I was just contacted by a company that found out that I represented a buyer for a property. They were basically begging me to provide my clients information so they could offer their service at a promotion rate for new owners. Under no circumstances, I will not provide my clients information to outside parties without my clients written permission. I am my clients gatekeeper, as it is my job to limit by clients stress level from the idea of thinking of purchasing a home all the way to the closing. I will not also accept any referral fee from any outside vendor trying to get in touch with my clients, as it's not right. How is the company got my contact information is a little bit concerning to me, as my information is not listed when it is reported to the town records. If it was any equi...

Believe it or not, there are some very large townhomes that are in Danbury,CT. For these purposes, I would define large being approximately 2000 square feet or larger, most likely including the lower level that has been finished. Certain communities have had these units built over the years, and may be available homes that would suite your needs. These units would often feature 2+ bedrooms, fireplace, central air, deck, a two car garage and more. -Woodland Hills-Timber Oaks-Lexington Mews-Lake Place-Lexington Court-White Oak Estates-Spring Ridge-Sterling Woods-Several sections of the Rivington Community: Enclave, The Hills, The RidgeIn addition to just being located Danbury, the area offers larger townhomes as well-Bethel Meadows, Bethel CT-Cooper Square, Bethel CT-Timber Oaks (Bethel S...

Being a real estate agent in the Danbury is more than just helping buyers going into town and showing nice houses. Home sellers typically have a representative to work on their behalf, market the house and bring the sellers to the closing table. There are several things to consider when looking for a real estate professional to represent thing to ensure that the home sellers have a smooth transaction. Sellers should choose the individual that is most qualified and experienced to represent the property, not a brand new agent. It comes down to more than just the agents valuation of the real estate that is being sold; but an explanation of the overall market & breakdown of the comparable properties. We must compare apples to apples when coming up with a fair value for your largest investme...

Home owners should be not home when they are selling their home in the Danbury,CT area. Buyers feel considerably more comfortable when the homeowners are not around. Buyers want to picture themselves living in the house and not feel like they are being watched or be intrusive to the home sellers. The homeowners might talk talking to the buyers and accidentally discuss why they are moving and any possible maintenance issues that the house might have that could compromise any sort of negotiations.  When buyers call to schedule a showing with their agent, home sellers should try their best to accommodate any request that was given with reasonable notice. If you already have plans to be not at home when the buyer would want to come, that's great. Other things people have done if go for a wa...

When you decide you want to work with a real estate professional for the purchase of a new home, the buying agent does require you to sign a buyers agency agreement. In Connecticut, this is an agreement that protects you as well as the agent. The document will allow you to see of the homes listed not only just with their office, but all of the open offerings through other real estate agencies. It also allows the home buyers agent to introduce the prospecitve home buyer to any new construction opportunities on the market as well. The buyers agency agreement speels out the terms and conditions of the relationship, such as the length of the contract, which towns that the home buyer commits to working with the real estate agent as well as which properties that the buyer will be working with ...

The Greater Danbury & Candlewood Lake area offers a low of value compared to nearby New York state area, such as Westchester & Putnam County,New York. Incoming owners buyers are often bypassing in-person home house hunting tours due to the much higher cost of living including the initial cost of the home purchase but also the property taxes. After doing some research for clients & what information that I have told over the years,,the nearby areas of NY state charge close to 40% higher and one can generally find more house for the money.  Home buyers in Danbury,CT should expect to pay around this much money for their new home. If you are homeowner and considering a home, you would want to see what the real estate activity going on the neighborhood is. The best source for sales in your Danbury,CT area is your real estate pro. Opposed to the major real estate website, it is the most accurate & vetted source for information. Several of the national websites aren't the most accurate and sometimes it takes a while for the local municipalities to update to the current one on their respective tax rolls that one may view online. As a real estate professional serving the Greater Danbury & Candlewood Valley region of western Connecticut, I have access to the local multiple listing system and can easily access the listing history and property details of the homes that are currently on the market, didn't sell or have sold...

One of the most common questions that I'm asked by home buyers when showing single family homes in Danbury,Ct,how far does the property go?There is good news for home buyers or home sellers.  You can get a basic plot for any Danbury,Ct real estate site by going to the town assessor's office website, plugging in the address & click on the map it button.Another useful tool is the city of Danbury's GIS (Geographical Information System) website. You can measure lengths, identify abutting property owners, get an idea of where the building is set on the property and more. You can view on there. I also believe you can get the boundaries by using the home-snap app as well. This information is not the be used a survey or topographical study that you may need to build a new home or put on an addi...

There are several forms that are required when you find a home that you would to make an offer on in the Greater Danbury area. -Offer To Purchase: This a document that spells out the price, terms and conditions of the real estate purchase.-Property Disclosures: These are documents that spells out to the best of the sellers knowledge about the house. You can get a lot of property information for a variety of sources for your real estate needs in the Greater Danbury area. When I present with a home buyer or seller, I typically start by reviewing any of the prior multiple listing entries to see whether the home was on the market at some point in time. If the owner tried to sell within the last few years, I could possibly even have access to the property disclosure forms if the sellers agent had attached the documents to the listing. After that as a real estate professional, I obtain a copy of the property tax records from the MLS. That page would display any sales information from many years ago, any old mortgages or liens filed on the house. The next source is the town's tax records, which is found online & shows the size and propert...

Unlike some markets, almost all condos in the Danbury, Connecticut area include parking. There is always off-street parking street or garages available. In several communities, there are restrictions on how many cars can be kept with a unit & what the visitor parking protocol goes. There are also rules for winter parking, as owners must move their own cars that are parked outside & dig them out to be moved in order to have their landscaper plow. In some communities, garages do have separate deeds and can be sold separately, as not all homes have those neighbors have a garage that is included. Those are typically sold privately within the neighborhood. In some cases, when owners go to sell, they might want to have the garage as negotiable as they rent the garage privately.  Parking is imp...

Congratulations on finding the home of your dreams. Now the fun stuff becomes on the road to becoming a homeowner in the Greater Danbury & Candlewood Lake area of Western Connecticut. Once you get over your nervousness and looking forward to your future, you realize paperwork has to be done in order to look up the house. From there, we are discuss what your offer should or shouldn't include & when we should do it. I have had clients over the years made offers while at the house. I have gone from the house to doing paperwork right away at my office. Sometimes it takes a couple of days after the viewing, and then the clients find me to discuss making an offer. Sometimes we finish leaving the house, the clients start to go back to where they can from, I fill out the docs electronically & bu...
