Recap of First Quarter 2008 Home Price Performance The average home price in Metro Denver increased +2% in the full year 2005 to the full year 2006, from $309,000 to $317,000. Comparing 2006 to 2007, the average home price across the metro dropped 2%, to $311,000. The first quarter of 2008 was $278,000 vs. the first quarter of 2007 was $296,000: a 6% decrease. Note that prices in the first quarter are usually a bit less than the rest of the year. This is because families that tend to purchase larger, more expensive homes tend to move in the summer months when their kids are out of school. The average price of a foreclosure or short sale dropped -3% to $188,000 from 2006 to 2007. The average price of a non-distress sale increased 5% to $370,000. The Happy Sumo in Westminster Colorado sucks!We decided to try the new Happy Sumo that opened at The Orchard in Westminster at 144th Avenue this last Friday evening.  It was somewhat busy and we had four people with us including my wife and two kids.  After being informed by the hostess in an icy tone that it would be a 30 minute wait, we took our pager and waited, and waited, and waited while I watched other four tops , three tops, two tops and even one larger party who had come after us be called for their tables.  After 55 minutes I asked one of the four giggling hostesses (all fashionably dressed in black) when they thought we would be called.She looked at her seating list (and I got a glimpse as well), I could see that we had been passed over by about 6-7 parties, and then said in ... 08/29/2008

The Village at Harmony ParkThe Village at Harmony Park is a collection of Neumann built homes that is located north of 128th Avenue and just West of I-25.  Built in the early to mid 2000's, the community is newer with a more of an urban feel.  Unfortunately Neumann homes declared bankruptcy just as the community was being finished but it is completed and a very nice area to live in.  The community has a community pool, clubhouse and HOA fee includes trash removal.  Most of the homes feature Granite countertops and upgraded cabinetry woods like Cherry.  They have Master suites and baths and are pre-wired for sound and styled to reflect modern tastes.  The School district is the Adams 12 School District which is highly regarded in the state. 08/06/2008

I grew up near Westminster Mall, and, I have to admit, spent more than my fair share of time "cruising" the mall in high school.  Back then, it was the cool place to be.  Now, it's a hole.  Dark and dingy, it's a place where retail goes to die. I am so psyched to hear that it is finally going to be redeveloped into a Belmar-like environment.  It's in such a good location, and there is a ton of reasonably-priced housing available very nearby.  It's also right between Denver and Boulder, has easy access to Highway 36, and I really hope that Old Navy and H&M move right in.
