Keep Good Records on Rental Properties. !!!! We've personally owned rental for many years. After many years, I can assure you the easier you make it to record income and expenses on your rentals, the easier your life will be. I myself carry a schedule /  list  of our properties with me at all times. This list has the address, the name, the phone number, the rent amount and the monthly rent roll. I have heard both sides of the good bad and ugly of the $8,000 tax incentive program. I have communicated with agents coast to coast on the good bad and ugly. GOOD >>> It put money in the hands of the people, not a big bank to foolishly waste. It encouraged home ownership. It brought people into the market which resulted in action in banking, building , lending and real estate. BAD >> Now that the contract date deadline has passed, our showings in Denver have dropped 35%. Our national sales for April ,May and June will remain constant. Listing in the making As time goes by... I was so blessed to receive a call from a gentleman I met 34 years ago. It was before my starting my career in Real Estate. What is HAFA?  It stands for Home Affordable Foreclosure Alternatives.  It became effective April 5, 2010.
