This past week as we were working on our short sale transactions, we found a lien holder with a new twist. The lien holder offered the owner , the seller, a $20,000 bonus for cooperating with the short sale. Now this is not on a million dollar home, it was on a $300,000 home. It has been my prediction that the Short Sale process would replace the typical foreclosure. The lein holders are incurring losses due to legal - foreclosure issues. It is the Christmas Season, the most wonderful time of the year. Last week I was talking with my nephew. He is in the construction industry, here in Denver Colorado.. We were having a great discussion on ... HOW IS IT POSSIBLE....We had several how is it possible.. topics. If you have the answer, I ‘d appreciate the answer to theses questions:  How is it possible ....   To have scrap metal pulled from a structure here in the states, cut up into smaller pieces and shipped over sea. The metals are then re fabricated, shipped back to the states and resold here in the states.. I wrote a post on the renovation of Westminster Mall back in August, and occasionally I check the official Westminster Center website for updates. They have an interesting illustration on there, depicting just how much area this valuable piece of real estate covers. I recall several years ago, after experiencing a defeat, a friend /agent shared this statement with me. In life, we all go through ups and downs, yet the successful individual keeps on keeping on. The top ten list of States with the highest foreclosures did not include Colorado. HALLELUJAH !!!! I can sympathize with all ten of the top ten states, as Colorado once filled one of their slots. The States with high appreciation forn 2000-2007 -top- the top ten. Colorado did not have the high appreciation, althought we were one of the first states to be on the top ten (Colorado held #1 for some time ) and one of the first state to improve. It is still a great time to buy, rather it be a foreclosure, HUD and or mom and pop. Owner occupied rates at 4% fixed 30 year. Take a minute to watch the video, you' ll be gad you did !!
