Halloween in Steamboat Springs One of the things that makes Steamboat special is the sense of community fostered here. And one of THIS community's favorite times of year is Halloween. You won't find us in our neighborhoods knocking on doors on Halloween night though. We, and I mean ALL of us whether you have kids or not, will be at the Downtown Halloween Stroll on Lincoln Avenue. That's where, for over 30 years, our community has gathered to trick-or-treat at downtown businesses. Men, women, children and dogs congregate in costume and celebrate on Lincoln Avenue, which is closed for the event. Downtown Halloween Stroll schedule:Ages 6 and younger are encouraged to take part in the Stroll from 5:00-5:30p.m.Ages 7 and older are welcome from 5:30-7:00p.m. The new fire-breathing dragon, Pho...

Real Estate Video, Not a Virtual Home Tour .....and certainly NOT a virtual home tour. Producing quality video for each of my listings is something I am committed to. Real estate video has become the buzz phrase in the industry. After all, using video in an amazing tool in selling homes. And with roughly 50% of Steamboat's real estate buyer's coming from outside of the Yampa Valley, I believe that it is really important to give those prospective buyer's as much of a feeling for homes on the market as possible and video is a great way to do this. If I have an out of town/state buyer that would like to see the inside of a home or wants to see how steep the driveway is, I will gladly grab my video camera and record a walk-through for them. For each of my listings, however, I record a real ...

Steamboat Springs, CO Real Estate Market Each month I report the latest local real estate market data and the current national home price levels, but why? First of all, I recognize that real estate is the biggest investment we will make in our lives; therefore, we should understand it before sinking our life's savings into it. Advising clients on their real estate investments is a very important part of my job and one I take very seriously. Secondly, with the real estate crash a few years ago we have become hyper-aware of investments and home values. So much of our consciousness is fueled by the appreciation or depreciation of our home's value. By watching the real estate market we have a better understanding of when to invest and when to sell and we begin to trust the ebbs and flows of...

Do you like this real estate video idea? Video seems to be the buzz word in real estate. And as you may have gathered by now, I like producing videos for each of my listings. It's a great way to market real estate. What I don't like is shooting the same video for every listing. I like to approach them from different angles, tell the story of that particular home, try new equipment and editing ideas and so on.  Here is something new I did for a beautiful home for sale here in Steamboat Springs, Colorado. It's my Top 10 Reasons to Buy 870 Mauna Kea. This idea came to me while eating raspberries while walking around this home. I'm thinking of doing this for most of my listings, especially those that are really special but that traditional home showcase videos may not capture.     What do y...

How’s the real estate market?  As a real estate advisor, this ubiquitous question is not easy to answer.  Especially in Steamboat Springs, Colorado where our real estate varies from small vacation condos to multi-million dollar homes.  So these “how’s the market” question really depends on the property in question. The national media sources like S&P/Case-Shiller Home Price Indices reports that average home prices are up 12.4% over the last year. While this is true, not every property in Steamboat Springs went up in value over the last year.  Some properties saw 20+% appreciation. While others properties continued to drop in value. So much of this depends on the location, size, condition and type.   For real estate value to go up, there needs to be a greater demand than supply. And ge...

Steamboat Springs, CO Real Estate Market Report Home prices both nationally and locally continue to  rise at a slow and steady rate. Studies show that consumer confidence is growing, and recent surveys show that vacation-home sales are increasing. All of these factors bode well for a resort market like Steamboat Springs. Steamboat's housing market tends to lag behind larger cities like the ones studied for the S & P Case-Schiller Home Price Index. Cities like Chicago, Houston and Denver are considered feeder markets to Steamboat Springs since there are direct flights to/from these cities we see a fair number of second-home buyers from these areas. When we see good reports about their housing markets, along with greater consumer confidence, we can infer that our real estate transactions ...
