There is a week and a half left of skiing some of the best late season skiing I have ever experienced. Seroiusly, I think we are approaching 40" of powder in the last 72 hours. It is unbelievable! There are cheap places to stay, deals on lift tickets and right now enough powder for everyone. Also, just released is the best deal yet for season pass purchasers. $100 dollars by June 1 will secure your pass until payment in full by October 1. They have lowered the price by $100 bucks to $879 and $40 gets you Copper and Winter Park passes.  Additionally, pass holders can purchase 4 tix at $50 each for friends and familiy. Springalicious deal! 3 days for $99 bucks. Come on up for some spring powder skiing. www.steamboat.com Oh yeah, snow is in the forecast for the next few days...and there ...

Almost 30" in 2 days!! Make your plans now to finish out the ski season in Steamboat. It was a much more brisk week in sales $6.3 million and just over 300k in fractional and time share sales.  More properties are going under contract including a 6200 sf single family home in Emerald Meadows that was listed for $1.6m and on the market for 4 days.  I also just learned that since the first of the year Bear Lodge at Trappeurs has put 4 units under contract.  Don't keep waiting on the bottom folks. If buying is Steamboat is in your radar, let's get busy looking for the property. Create the bottom, others are and interest rates are at an all time low.  www.YourSteamboatHome.com Real estate transactions for March 18 to 24 http://www2.steamboatpilot.com/news/2009/mar/29/real_estate_transactio...

One Steamboat Place at the base of the Steamboat Ski Area has opened its model unit and it looks spectacular. The 3 and 4 bedroom units are large and spacious with separate areas for the master bedroom and guest bedrooms.  They are decorated with splashes of red for a look we haven't seen before in Steamboat Springs.  Call it urban western or edgy mountain chic, it looks great. The luxury whole ownership and fractional ownership condos at One Steamboat are almost sold out.   Only one or two whole ownership luxury ski-in, ski-out condos are available and a handful of 1/8th and 1/12th fractional units are available. Whole owners and 1/8th fractional owners can use the Tom Weiskopf designed golf course at Catamount, one of Steamboat's most exclusive golf communities. 1/12th fractionals are...

I have been contacted by Res.net to list a property. On the Listing addendum there are several things that I am personally liable for and have been asked to put the utilities in my name and the commission is set at 5% - all red flags to me. Do these seem reasonable requests? Any thoughts on my red flags?

Bear Lodge, the newest and most luxurious building at Trappeurs Crossing, is completed and ready for ski season occupancy.  Last month, 8 units closed for an average price of $1,162,075. Several are still available for purchase. Bear Lodge and Emerald Lodge (which was completed about a year ago) may represent some of the best values for new construction in Steamboat.  Bear Lodge has several patio units which open onto a private patio with a hot tub, gas fireplace, and grill.  Rental income for patio units is substantially more than non-patio units.  The pool and community hot tub is centrally located. Bear and Emerald Lodges are part of the Trappeurs Crossing complex that also includes the original Trappeurs, Timber, Champagne, and Aspen lodges. It is a well-managed complex with several...

A new president.  Embattled U.S. and world financial markets.  Government bailouts and stimulus packages.  Doomsday predictions.  Recovery timelines.  As Americans, we are all faced with the most difficult task of sorting through the "noise" of the information age to try and individually comprehend the value of our assets, to figure out what our new economy will look like, and to rationally plan for our financial futures.  It is certain that most of our lives and future plans will change (or have already changed).  What is less certain is to what extent the constantly-changing U.S. economy will affect Steamboat's real estate market in the coming months and years.             Coming off of Steamboat's all-time record year of 2007 where average prices, unit volume and dollar volume all sh...

Last week, I attended a presentation of the conceptual design of Thunderhead located slope side at Steamboat in Ski Time Square. The Atira Group is behind the wheel of this very large redevelopment site of the former Thunderhead Lodge and Condominiums. They are proposing 2 buildings, 390,112 gross square feet, approximately 100 units (whole and fractional ownership) a mixed use including retail, restaurants and amenities. Of particular interest to me, they are proposing LEED (Leadership in Energy and Environmental Design) Silver designation and have already taken measures during deconstruction to satisfy the reuse of materials component in LEED. Factoid: They crushed enough concrete on-site from the deconstruction to save 600 trips to the landfill. They are partnering with a 5-star hote...

My first trip to St. Cloud Mountain Club in Steamboat was last night because I was invited to watch the National Championship. First of all, let's get the horrible outcome of the game over with, because as an OU alum, this was not my hope as I dawned my red sweater in honor of the Sooners. What a bummer! Luckily, my surroundings spoke to my other senses. The sleek mountain contemporary stylings, multi-media art, comfortable bar, seeting pods, inviting indoor/outdoor fireplace, substantial locker room with boot warming rack like I have never seen, delicious Chardonnay and fun with clients and friends took my game time anxiety away.  If you like to be pampered, have your car parked, have your skis ready for action, your boots warmed, a cappucinno before you hit the slopes or a hot toddy a...

(Chilly but bluebird day on Sunshine Bowl 1.04.09 - photo by Angela Ashby) From the Steamboat Pilot & Today:   "Month of November sees 32 home sales" "Five home sales priced between $900,000 and $1 million, a price point that has not been active this fall, helped the Routt County real estate market attain $26 million in home sales in November. Those sales accounted for $4.8 million in dollar volume. In addition, there were six sales between $1 million and $2 million, representing $9 million in sales. According to statistics researched by Bruce Carta of Land Title Guarantee Co., there were 11 transactions for homes priced between $200,000 and $500,000, totaling $3.9 million, about 15 percent of total dollar volume for home sales in November." On a related note, there has b...

The numbers definitely reflect a slower holiday week. Around 2.8 million in sales which include a couple Olympian closings. By the way, if you haven't been into the Olympian you should get down there. They did a great job with creating an open loft feeling while including some contemporary mountain flair. Views are fabulous from the top floors and this development gives the best experience of loft living downtown. All of you urbanites, get here so I can show you around the new downtown developments and maybe get some good skiing in. The snow is incredible! www.YourSteamboatHome.com  970.819.4897 For complete article from Steamboat Pilot & Today: Real estate transactions for Dec. 23 to 30  http://www2.steamboatpilot.com/news/2009/jan/04/real_estate_transactions_dec_23_30/

For those of you who know the Steamboat Sheraton, you know the old school 70's hotel at the base area...you are in for a treat. They have just unveiled the coolest remodel I have seen in a long time. They got it right and the nearly $20 million they sunk into it really paid off. As part of a total makover, last week a few of us got to experience and tour the new look.  I am looking forward to having a hot toddy after a long day of skiing in that bar. They have set up several pods where you can hang with your ski buddies, clients and still feel part of the bigger picture. They also have wireless and lots of spots to plop down and surf the web. The dining room and laid out well and there is a private dining room that is sure to be a hit for the locals and conventioners. The contemporary m...

It used to be that families gathered at Grandma’s house to celebrate the holidays.  I remember being crammed into a bedroom with all my cousins on Christmas Eve, and my grandfather threatening us that if we went downstairs before it was light outside, we could forget about opening our presents.  Besides eating meals and watching football and going to the mall on the 26th for the after Christmas sales, there was very little to do in suburbia. Hosting the extended family one too many times might be why multi-generational real estate has become so popular in Steamboat Springs. “Generational” real estate is where one unit of the family-usually mom and dad– buys a place large enough to entertain all the kids and grandkids.  Families can also buy places together as tenants in common. Buyin...
