Here are a few articles from this weekend's paper. There is definitely a different energy around the market. Frequency of floor calls, increase in showings and pending sales. The squeeze is in for first time home-buyers taking advantage of the tax credit. Must close by Dec 1, 2009. We shall see if they extend it for next year. The Yampa River Botanic Park is a must-see if you are in Steamboat during the spring, summer, or fall.  It’s located between downtown Steamboat and the Steamboat Ski Area and can be accessed from the Core Trail or Pamela Lane (turn by Freshies and Mt. View Car Wash, then turn left on Pamela Lane). The Botanic Park is the ever-changing display of perennials that always look good. Once again the pending sales are over 100 which is a great sign for many Sellers.  The products range from a 2 bedroom Whistler town home listed at 230k to a $1.8M home in the Sanctuary. Some folks are seriously trying to take advantage of the first time home-buyer tax credit and others are paying cash for some really great properties.  All kinds of buyers have been swarming the market here. As a Steamboat Realtor trying to stay ahead of the trends, I recently completed my Certified Distressed Property Expert certification to have a better knowledge of Steamboat area short sales and how to help homeowners avoid foreclosure. If you are a Steamboat property owner who is behind on your payments and searching for options, selling your home in a short sale may be what you need to get out of debt and move forward. Certified Distressed Property Experts (CDPEs) have reported a 49 percent decrease in the average time to complete a short sale after achieving the CDPE Designation, according to a new survey from the Distressed Property Institute. Before becoming a CDPE, the average time for these agents to close a short sale was 53.01 days, compared to 27.26 days after becoming a CDPE....

An insightful look at lending in the Steamboat Springs market provided by Kathryn Pedersen of Yampa Valley Bank: First and foremost, lenders are still making loans. We had a record month in June and expect another great month in July. As a local bank we are still lending on vacant land and doing construction loans. In the mortgage department, a good portion of the homebuyers that we are seeing today are first time homebuyers. The $8,000 tax credit is working in our eyes. Remember, the tax credit is for qualified first time homebuyers that purchase a primary residence, and close by December 1, 2009. The recent positive economic news continues to bolster the Steamboat Springs real estate market and we are seeing an increase in Buyer inquiries. In general, June is typically a slower month; however, property showings are steady (consistent with June 2008) and interest rates continue to create great opportunities for buyers in all price ranges. The number of sales for the month was 37, well below normal, and the closings were 1/3 of the sales from last year at this time. We are seeing sales occur at all price ranges in all areas, but all sales consisted of properties that were priced very aggressively. Sunset coming down Rabbit Ears As the snow falls overnight and the sunshine melts it off during the day, Spring is definitely here in the Yampa Valley both with weather and in the market! It was a positive week for real estate sales with just over $11 million in transactions and over $471 in fractional/timeshare sales. Also, the contracts pending edged over 100 which hasn't happened in a few months.
