Racing Between Transactions Charlie Dresen representing the U.S. Telemark Ski Team in the 2015 FIS World Telemark Ski Championships in Steamboat Springs, CO    This week Steamboat Springs, CO is playing host to the 2015 FIS World Telemark Ski Championships. This is a big deal for us tele skiers for 2 reasons: 1. This is only the 2nd time that the U.S. has hosted the World Telemark Ski Championships and 2. Since Telemark skiing is not an Olympic sport (don't get me started), THIS event serves as our Olympics.   It is also a big deal for me because I am racing in it! I'm not winning, mind you, but I am having a hoot being part of the event. If you are interested, the event is streaming live at: www.telemarkworldchampionships.com   Oh and did I mention, I'm handling real estate transaction...

Steamboat Springs, CO Real Estate Market Report Happy New Year! I hope that your holidays were joyous and the new year prosperous. As we head into 2015, let's talk real estate and absorption rate. This is the rate at which available properties are sold in a specific real estate market during a given time period. A normal healthy real estate market has about 6 months of inventory. More than 6 months is a "buyers market" and less than 6 months is a "sellers market."As you see, for most of our market, we are seeing good improvements.   Single Family Absorption Rate Townhome Absorption Rate Condo Absorption Rate    Local Steamboat Springs Market November was a decent month for Routt County real estate transactions with $41.4M in gross sales and 106 transactions.  While this is down from wha...

Protecting Your Family Against Radon             January is National Radon Action Month so what better time to discuss what radon is, why it matters, and what you can do if your home has high radon levels. I blogged about radon a couple of years ago but it is worth covering again because of the health risks associated with high radon levels and the preventability of those risks. Have you tested your home's radon levels? What is radon?                               Radon is an odorless, colorless, tasteless gas that comes from the natural (radioactive) breakdown of uranium in soil, rock and water and gets into the air you breathe. It is a cancer-causing, radioactive gas. Where is radon? Radon can be found all over the U.S. It can get into any type of building — old and new homes, offices...

Going Places in 2015? Overlooking downtown Steamboat Springs and the Yampa River in the summer. Steamboat Springs was recently included in a New York Times article, "52 Places To Go in 2015".   Our small Colorado mountain town is listed as #19 actually. Further validation for our community that we have something really special going on here. It's not just our world-class Steamboat Ski Resort or our naturally therapeutic hot springs. It's not just the endless miles of mountain bike, skating and running trails and boundless utdoor recreation. It's not even having Colorado's oldest continually operating ski area and winter sports club from which 88 Olympians have been produced, as the NYT article mentions.   Howelsen Hill at night. It's the people, the wildlife, the majestic Rocky Mountain...

Lifestyle is what we do outside our homes.  And that's important in real estate.  Location, location, location.  Lakefront and ski properties always sell for more. My new listing just happens to be next to miles of open space used for mountain biking, hiking, skate skiing and more.  So I went about this new real estate video highlighting the location and lifestyle of the area.  Yes, we’re selling real estate but we’re also selling the lifestyle that comes with the location. And when I asked the owners / sellers what’s the best thing about the home?  – They said,  “living so close to the trails. ”   So I just had to create the video with lifestyle in mind.  Does it work?   Charlie Dresen Real Estate Associate Broker |Sotheby'sLocal Knowledge | Global Exposure| Defining Service970-846-643...

Steamboat Springs Real Estate Report So much to be thankful for: the ski area is open, a wonderful holiday meal with my family, strong growth in the Steamboat real estate market and more importantly, pending and home sales have settled into a predictable pattern. Pending and sales December 2014  Steamboat Springs Market October proved to be another great month for Routt County real estate transactions with $75.1M in gross sales and 131 transactions.  In part, this was due to a high number of upper end sales; 11 transactions over $1M including an $11M ranch sale.  Even without the $11M sale, this was the best gross volume October we have seen since 2007. Compared to October 2013, total gross volume was up +36.94% and transactions were also up +1.55%. Year-to-date gross dollar volume is u...

Mountain bike cruise in Grand Junction yesterday! One last glorious weekend before the Arctic Express arrives...an alleged strongest storm on record (since the '70's) in the Bering Sea.  This storm is a remnant of Typhoon Nuri and is promising some heavy snows for Colorado as it pushes inland.  I'm sad to see this exquisite fall weather depart...but it is time for ski season at Mount Werner!!!! Over $38 million in real estate sales were reported closed in the past 3 weeks by the Steamboat Pilot and Today.  That dollar volume represented 77 closed Steamboat Springs area real estate transactions. This past week's numbers included $15,860,055 in dollar volume and 38 closed transactions.  14 sales were single family homes, 16 were condo/townhome, 5 were lot/land and 3 were commercial/indus...

From the highly acclaimed Strings Music Pavilion, hosting international phenoms and award winning bands, to a variety of music festivals and free concert series, Steamboat Springs provides a great number of quality music concerts per capita.
