One Steamboat Place luxury ski in, ski out condos It’s been an interesting year for high-end home sales (over $1,000,000) in Steamboat because the luxury market isn’t as robust as its been in past years. Typically, 10-15% of pending sales are for homes priced over $1M, but this year luxury homes only represent 6-7% of pending sales.   I have a few theories why our high-end market is soft, but you’ll have to call to find out what they are.  While some market segments are red-hot with multiple offers (like the under $350,000 entry level market), Steamboat luxury buyers are still able to negotiate prices and terms.In the first half of 2015, 29 homes sold for over $1,000,000.  Interestingly, 10 of the sales were ski in-ski out condos at One Steamboat Place.  OSP is closing out their develo...

Summer is here! Steamboat Springs To Host 2015 USA Pro Cycling ChallengeFor the 3rd time in 5 years, the USA Pro Challenge will make an appearance in Steamboat Springs. hiking in Cabo Pulmo, BCS Live from Cabo Pulmo...and thrilled to be here!  Steamboat Springs real estate sales were almost as quiet as Steamboat Springs on spring break for the week of April 16-23.  There were 12 closed Steamboat real estate transactions for a dollar volume of $4,686,350.  Of those closed Steamboat real estate sales, 6 were single family, 4 were condo/townhome, 1 was lot/land and 1 was commercial industrial.There were 149 pending Steamboat real estate sales on April 27 for a pending list price dollar volume of $87,300,450.  The average list price for Steamboat Springs pending sales was $585,909 and the median was $380,000.  12% of pending sales were listed for over $1 million, 7% were between $999,000 and $800k, 9% were between $799k and $600,000, 18% were between $599...

A Real Estate Slow Down - But It's Going to be OkayThe absorption rate is a strong indicator of the health of the real estate market. It's measured in month of inventory and how long it takes for real estate to sell. A healthy real estate market has 5-7 months worth of inventory.  Because Steamboat Springs, CO has such diverse properties I broke it down by price-points and property type - Single Family | Townhome | Condo.  Yes, we're seeing a bit of a slow down. But it's also mud season and a slow time for real estate - so don't read too much into this.      March was a good month for Routt County real estate transactions with $41.8M in gross sales and 109 transactions. Our pet moose? Not much snow for the last week at the Steamboat Ski Resort! As is frequently the case, the Steamboat Ski Resort is receiving snow as I type because the area closes this weekend. No complaints....moisture is good.  My visions of golf course openings in Steamboat may have to wait a week, however.The Sunday Steamboat Pilot newspaper reported 27 real estate transactions last week with a dollar volume of $13,178,899.  Of those sales, 11 were single family homes, 10 were condo/townhomes, 5 were lot/land sales and 1 was commercial/industrial.Of the 131 pending sales in the Steamboat Springs BOR MLS Sunday, the total pending list price dollar volume was $77,056,545 with the average pending list price $588,217 and the median $369,000.  13% of those pending sales are listed for over $1 million,...

Bashor Bowl area 2015 is proving to be a transitional year in real estate here in Steamboat Springs and around the country.  (The stories out of Denver and the Front Range show their markets are even crazier than ours with 50 showings the first day and 20 offers on the same property. Moose in Elkins Meadow Time does indeed fly when one is having fun! I've been to Charleston, SC, Atlanta and Gainesville, GA, and had my UGA college roommate visiting in Steamboat Springs.
