The Real Estate Market in Steamboat Springs Continues to Improve Absorption rate is a key barometer to determine the health of a Real Estate Market. Absorption rate is defined as:  how many months it would take to sell all the homes for sale in my area at the current rate they are selling. In a healthy real estate market, a normal absorption rate is around 5-7 months of inventory. So if there were 70 homes for sale and on the average, 10 homes sold per month, the absorption rate would be 7. An Awsome New Restaurant in Steamboat Springs Today, I'm convinced the best new restaurant in Steamboat Springs might too be the best kept secret. So I'm here to let you in on something great. The best new place to eat is the Neas Dining Hall. Last summer, Steamboat's new restaurant opened. But the food wasn't really part of the celebration. Colorado Mountain College opened it's new buildings to rave reviews. Colorado Mountain College (CMC) is now a 4 year college. And having a 4 year college in your town brings academic stimulation to any community. Snow Blowers in Steamboat - Size is Everything If you live in Steamboat Springs, locals will tell you, "get a good snow blower."  Period.   With many years of over 400-inches of  snow in Steamboat, you will soon learn that a good snow blower is as important as a good coat. We love snow here but you need to be prepared. In my opinion, the two most important things about choosing a snow blower is size and power. Yes, size matters. SIZE. Snow blowers come in numerous widths.  Typically a a 24" to 30" wide snow blower will get 'er done.  POWER. Again, size does matter. December 2012 has turned out to be skiers and riders dream come true with 136.75" of signature Champagne Powder blanketing the slopes of Steamboat Springs Mount Werner. This is the sixth highest amount of snowfall for December according to the Western Regional Climate Center. Steamboat leads all of the ski resorts in Colorado for snowfall 2012/2013 Season. Ski conditions are excellent, so if you haven't booked your trip yet, it's time.

Of the 27 Steamboat condo sales, 63% were under $500,000 and 6 were over $800,000. The Victorian home under the gondola is one of Steamboat's most iconic properties. The original owner trucked the home to Steamboat in sections over Rabbit Ears Pass, then added an addition. One Steamboat Place purchased the home to use for guest stays before OSP was completed in 2009. I worked with the most recent buyer, an Australian businessman, who has  renovating the home since the sale closed last spring. The Victorian Bed and Breakfast is now open for business as Steamboat's newest luxury bed and breakfast with five bedroom suites.
