Parker, Colorado Homes For Sale - The New Listings When searching for the latest Parker homes for sale (Douglas County) it is helpful to have a way to search the brand new listings. If you ready to buy your next home, you definitely want to know where the latest listings are so that you are able to view them first if you desire. This tool will help you do just that. And while this isn't always the case as much with Parker real estate as in other areas of the Denver Metro area - there is always the exception. So if you have something very specific in mind and are waiting for the best of the best in a specific location - you have to be on your toes, especially in some neighborhoods. T...

Beautiful Parker Colorado Real Estate My client Kelly P. and I took a ride on the 2-3 year old Hidden Mesa Open Space Trail just south of Parker, Co this morning June 14th, 2008. This is just what Parker, Castle Rock and Franktown have needed for years. Open to bikes, hikes and horses it's worth your time and effort to climb to the top. The views are awesome and this morning with the clear blue sky we could see beyond Pikes Peak to the south and all the way to Wyoming to the north. Luxury real estate, homes and 35 acres parcels of land are visible in the distance as well. We started our ride out of the Parker Road entrance around 7:15am and we were surprised to be the first ones in the lot. We estimate our total ride at around 6-8 miles. After a short ride north on the Cherry Creek Trai...

Parker will have a new Brunswick Zone Bowling and game facility soon. They are supposed to start building this soon. It will be located just in front of the Twenty Mile Stadium Theater just off Mainstreet in Parker, CO. This real estate project will benefit home owners and all Parker residence with more activities for kids. Why is this a good thing for the Parker kids? I've never experienced it but have been told by many moms that when they go to pick up kids after a moive the manager does not let the kids hang out in the lobby and wait for parents. It isn't that big of a deal for Summer but in the Winter it can get really cold. Now the kids will have another place to go after the movie to spend mom and dad's cash and stay warm!   More Parker real estate and neighborhood news articles. ...

Real Estate Market Reports & Trends for April 2008 - PARKER, ELIZABETH, FRANKTOWN, KIOWA - Denver Suburbs Activity is up all around in this area - inventory is up, sold homes are up and pending sales are up as well.  All good signs but we still have a ways to go.  Days on Market is up as well (107) and pricing your home is going to remain critical.  This area is very attractive to home buyers - but they are smart and savvy and aware of market conditions.  Sales in the area are going to be very strategic and not always emotionally driven.  Is your Parker home for sale the nicest one in the area at the best price?  If not, you need to make it that way for it to get serious consideration.   Douglas County & Elbert Colorado - STATISTICS FOR HOME SALES IN THE AREA - EAST DOUGLAS COUNTY This ...

Real Estate Market Reports for March 2008 - PARKER, ELIZABETH, FRANKTOWN, KIOWA   Real estate in this part of the Denver metro area is a bit slower than others, but there is still activity - at 498 new listings this month (single family homes) and 211 homes under contract - you can see that there still is plenty of inventory.  Pricing your Parker, Elizabeth, Franktown and Kiowa home properly is critical.   In addition, you can see that the average sold price is much lower than the average asking price.  As in other areas of the Denver metro real estate market,  the lower price points are seeing swifter movement.  The higher priced homes are taking a bit longer in these Denver suburbs and pricing is absolutely key.    Douglas County & Elbert Colorado - STATISTICS FOR HOME SALES IN THE AR...

The Town of Parker is planning improvements to East Mainstreet through downtown Parker. The project encompasses East Mainstreet from Parker Road east to the Parker Water and Sanitation District office. The project will include rebuilding entire intersections, expanded plaza areas, storm water drainage improvements, additional parking, and new street crossings. Motorists will face intermittent road closures along the heavily traveled stretch during a comprehensive, months-long project to make the downtown area more pedestrian friendly. Construction is scheduled to begin later in April or early May and likely will last until the end of October, although an exact timetable is waiting for contracts to be signed. The road improvements are expected to bolster pedestrian access to a proposed c...

Remember, as a general rule, weaker than expected economic data is good for rates, while positive data causes rates to rise.  We've had our share or weak data and news, but it will probably continue or could even get worse. We recently had a poor unemployment report.  A bleak Jobs Report greatly boosts the odds of not only a first-quarter recession, but perhaps a worse economic downturn than many economists fear. The Federal Reserve may respond to this increasing trend in job losses with additional interest rate cuts when they next meet to determine monetary policy on April 30 and June 25. As we've seen in the past though, such rate cuts do not translate into lower long-term rates for mortgages, so there is no better time than right now to refinance an existing mortgage or to structure a...

I list and sell bank owned properties.  Most of the time I find that when the bank has finally taken possession, that the homes have long been empty.  WHAT A WASTE!  Why didn't they try to sell them?   The best advice I can give you is call a Realtor NOW!  Assuming you are also talking to your lender and doing all you can, and assuming that ultimately you won't be able to save yourself, you need to stop everything, get off of the denial train, and take action.  Your house can sell, even if you have to negotiate a short sale with your lender.  It is doable.  List your house immediately, because it could take longer than you think.  Is it worth having a foreclosure on your record for the next 10 years? NO.  NEVER in a million years.  I have shown homes recently and gotten calls from peop...

If you had enough money to pay off your mortgage right now, would you? Many people would. In fact, the ‘American Dream' is to own your own home, and to own it outright, with no mortgage. If the American Dream is so wonderful, how can we explain the fact that thousands of financially successful people, who have more than enough money to pay off their mortgage, refuse to do so. The answer? Most of what we believe about mortgages and home equity, which we learned from our parents and grandparents, is wrong. They taught us to make a big down payment, get a fixed rate mortgage, and make extra principle payments in order to pay off your loan as early as you can. Mortgages, they said, are a necessary evil at best. The problem with this rationale is it has become outdated. The rules of money ha...

Some How To Tips! With the housing market lately I have seen many home owners focus on upgrading their homes vs. buying brand new construction. Remodeling can be used to add space and improve the function of any home. This is actually a great idea, especially when you considering selling within five years. However, I would not advise to deplete the equity in a home in order to finance the projects. Instead, take one step at a time and make meaningful upgrades to what you currently have. Be Safe! Always follow the local building codes click here for access to the Douglas County website. Home Owners Insurance! Ensure you call your homeowners insurance provider to update your policy after renovations. Consider making the following improvements! Outlets and Wiring need to be adequate for an...

Parker, CO - Parker REAL ESTATE & HOMES SALES NUMBERS FROM January 2008 REAL ESTATE MARKET ACTIVITY REPORT Parker real estate is in decent shape as we start out the new year.  There is just over a 4 1/2 month supply of Parker homes as inventory currently.  While this is a good number, I sometimes find January numbers a little deceiving as they reflect some of December's activity and at the end of December people tend to hold off from listing their home and also from the amount of folks that withdraw real estate listings around the holidays.  January has indeed been a very interesting month in the Denver real estate arena, with mortgage rate cuts from the Fed, and a decent weather month in the Denver area (which definitely can effect the real estate market!).  I expect that we will see m...

First Time Home Buyers  A common question I get around this time of year..."Sarah, I just received my tax statement from the assessors office. It came in the mail and it states that I owe XXX dollars to the county- I thought I had paid my property taxes out of my mortgage payment every month?." I ask them if they won the lottery and paid off their mortgage. Clearly, the answer is almost always "No Sarah" followed by a chuckle.  I love this question. One it tells me that when speaking to first time home buyers as their consultant I need to be educating them constantly throughout the process and the second reason why I love this question is that it is just another way for me to have the opportunity to chat with my clients, ask for referrals and develop lasting professional relationship wi...
