Red Rocks Amphitheater is one of Colorado's great nature wonders, in fact Red Rocks was once considered one of the Great Natural Wonders of the World.300 million years ago, give or take a million or so years, Colorado was an active seismic center.  That was how our beautiful Rocky Mountains were formed.  But on the east side of those mountains just outside of the town of Morrison there once was a prehistoric ocean.  Massive ledges of rock in varying colors of red, pink, rust and crimson were pushed up from within the Earth, exposing layer upon layer of the beautiful, colored rock.  Dinosaurs walked amongst these rocks leaving their footprints and fossils behind.                                                                           Fast forward several hundred million years.  The Nat...

My business partner and I were out working on the west side of town today and it was a glorious day in Colorado.  I caught a glimpse of Red Rocks and begged him to stop so I could take a look.  After driving up a steep mountain road, we arrived to view the Red Rocks Amphitheatre in all of its glory! The Red Rocks Amphitheatre opened in 1906 in Morrison, Colorado as one of the most spectacular open-air venues in the world. The Red Rocks Amphitheatre has won the Pollstar award for best small outdoor venue 11 times.  Every summer, Red Rocks offers some of the most talented musical artists in the world and draws crowds from all over the State. Here are some pictures of the Red Rocks and even a cool view of downtown Denver.  That is Will and I.  It was so bright I could barely see to pose fo...

Many of you will have seen this latest article, but I liked it enough to post it! Daily Real Estate News  |  September 16, 2010  | 10 Reasons to Buy a Home Time magazine is being overly pessimistic in its recent cover piece that called into question the benefits of homeownership. In fact, now is a great time to buy. And, what's more, tomorrow will be a great time to own, because the fundamental strength of homeownership hasn't changed. Why is now a great time to buy? Here are 10 reasons:1. You can get a good deal. Prices are down 30 percent on average. They're at a level that makes sense for people's income.  2. Mortgages are cheap. At 4.3 percent on average for a 30-year fixed-rate mortgage, your costs to own are down by a fifth from two years ago. 3. You can save on taxes. When you ad...

Great article from the Wall Street Journal: By Nick Timiraos On Saturday, we looked at the newest effort by the Obama administration to address the threat of foreclosures from borrowers who are underwater, or who owe more than their houses are worth. If it works well, the program could deal with the risks of strategic default, from homeowners who could afford to make their payments but choose not to because they're so far underwater. But the story noted how many of the knots that have snarled previous modification efforts-including dealing with second liens and contracts that govern mortgage securitizations-could also stymie the latest initiative. Here are some answers to the most frequently asked questions: Q: Who can participate? Generally speaking, the program is designed for borrowe...

This is an interesting article that seems to sum up what is being said all over the country right now from the Denver Post: Super-low mortgage rates haven't stimulated home-buying market  Mortgage rates have reached historic lows, with the average rate on a 30-year mortgage dipping to 4.44 percent last week, according to mortgage buyer Freddie Mac. But industry insiders haven't seen a repeat of past cycles, where borrowers lined up like settlers in a land rush, anxiously staking their claims to lower payments. A lack of home equity, tighter loan standards, less-stable incomes and problems with second mortgages could block many people from seizing the lowest mortgage rates in 60 years. Additionally, many homeowners just refinanced when rates were at around 5 percent and can't afford to d...

Fannie, Freddie Will Not Forgive Underwater Debt Despite rumors to the contrary sweeping Wall Street and Washington, D.C., the White House says it is not planning to order Fannie Mae and Freddie Mac to forgive a portion of the mortgage debt of millions of people who owe more than their homes are worth. "The administration is not considering a change in policy in this area," said Treasury spokesman Andrew Williams. Mortgage bond prices stabilized after that rumor was quashed. Summer is on the wane, and I haven't written all the posts I wanted to about things to do between Denver and Boulder. I CAN'T let you miss out on visiting Red Rocks Amphitheater in Morrison CO. One of my favorite things is to visit Red Rocks Amphitheater for any reason at all. We take out of town guests when there isn't even anything going on. We're never alone, it's a favorite local spot for hanging out, picniking, hiking and biking, and imagining yourself onstage in front of a huge crowd. Sometimes you actually get a spontaneous show of one kind or another! There's a souvenir shop, restaurant, and visitor center where you'll be amazed at the performers that have found themselves at this stunning venue.  It's great to go at sunset, even though the amphitheater faces east. The darkening...

So after yet another excellent service this morning at Foothills Bible Church, I went with my Mom to 24 Hour for a workout.  We did cardio today as we're both trying to get our rhythm back, but it was great to be on the treadmill and cleaning the old cobwebs out of the head!  It's amazing how much bigger I can make my list by just exercising!  I add to the list I thought was done, and create a whole other list of things to do - but I love it because I am a list girl!! So, next on the list for today (after playing in the Rain of course) is to visit the opening of a friend's tattoo parlour grand opening.  A little strange?  Maybe for some but this friend dates back to high school and I myself am not opposed to tattoos, so I will go and support this venture!  Besides, you never know where ...

When you think of Morrison, Colorado, you picture Red Rocks Amphitheater and the now famous video of U2 singing Sunday Bloody Sunday.  However, to the world of drag racing Morrison equals Bandimere Speedway, the premiere quarter-mile racing venue in our beautiful state.  I am lucky enough to live in Morrison and run my own real estate business here, and luckier yet to share the passion of racing with my husband, owning and racing a dragster of our own.  (see picture) So what makes me mention all of this to you?  This great little article in our local Denver Post about a family of drag racers....the youngest is 14!  If you love racing even a little check out this article...these kids are inspiring!  See you at the track! http://www.denverpost.com/search/ci_15572459

This is an older post of mine, but I seem to be getting A LOT of these quesitons again, so thought a refresher was already in order.  :-)   I am starting to feel the real estate "buzz" that is so powerful here in the summertime!  I am getting questions about what to do and when to get a property ready to sell.  These are some great tips that I have shared with clients from about.com and will continue to share as the question keeps coming.....and bring on the sunshine and summer!!! Disassociate Yourself With Your Home. Say to yourself, "This is not my home; it is a house -- a product to be sold much like a box of cereal on the grocery store shelf. Make the mental decision to "let go" of your emotions and focus on the fact that soon this house will no longer be yours. Picture yourself han...

Morrison, Colorado 80465         In the foothills nearby Denver is a Colorado treasure known around the world as the famous Red Rocks Amphitheater.  This natural amphitheater has perfect acoustics and is surrounded by towering red rocks on either side. The venue itself is famous for it's uniqueness and for the many stars who have performed there.   Icons of Red Rocks   The earliest and most famous band was a bunch of mop haired British guys called The Beatles.  Our big names are Jethro Tull, John Denver, Sonny & Cher, The Carpenters, Seals & Crofts and Carole King.  Over the years many more notables have played and recorded at Red Rocks.   The Venue is More Than a  Stage!   Unlike most places where performers shine, this venue is open to the public when there isn't a show.  It isn't s...

Investing in Real Estate 4 - Small (2-4 units) Apartment Building This blog will discuss a type of real estate investment, small apartment buildings, in the Morrison area in Denver. What this investment is:  Purchase of duplex, triplex or quadplex to be rented to tenants, usually for 6-12 month terms.  Usually what the rental home / condo landlords graduate to.  In most markets they cost a little more than a rental home, but are much more likely to cash flow on the average month.  Less cash flow risk; if one unit is empty you have other tenants that still help you with the mortgage payment so it doesn't all come out of your pocket.  Many owners will start to delegate some of the property management tasks to an on-site assistant (typically the most responsible tenant), such as yard maint...

Investing in Real Estate 3 - Rental Condo or Rental Home This blog will discuss a type of real estate investment, rental condos or rental homes, in the Morrison area in Denver.  What this investment is:  Purchase of a residential property to be rented out to tenants, usually on a 6-12 month lease term.  This is how most new landlords get started.  You can hire out all of the property management functions, but in many cases you will do many of them on your own.  There are smaller down payment requirements than for larger rental buildings.  The purchase process and financing process is very similar to what you experienced buying the home you live in now.  It's a great way for beginners to get started. Equity needed:  Currently 20% - 25% Downpayment.  In some cases you might be able to do ...
